Joint Venture is a term used in real estate or business dealings where a buyer and seller both contribute equity to develop an investment. In the case of real estate, owner brings land with good title and developer brings development funds and both have an agreed sharing formula for the PROPOSED Development.
The incentive: Instead of a developer(buyer) buying an expensive landed property worth 100s of Milloins and Billions without the funds for development inclusive, we as the JV facilitators introduce a competent well experienced property developer to the land owner after he has inspected and viewed the property, He/She makes an official proposal of what type of development he plans for the property, I.e: luxurious duplex, luxurious serviced block of flats, serviced high-rise, luxurious terraces etc. Doesn't matter if the size of land is 10,000sqm or 5acres or whatever amount the land size may be, a JV is welcome on any land size. The owner could agree to the proposal if the terms and conditions are right especially if the developer has a past record and previous development projects in the area.

Because of some incompetent and inconsistent developers, most owners prefer doing a JV with a premium fee. I.e the developer pays like half or quarter of the land value should there be any mishaps during construction by the said confident and credible developer.
