threadstarter, would it be too much to ask if you could give a rough estimate of each design. . .i mean the physical structure. I understand the cost of land will vary depending on location so you can omit that.

I understand your point.
But, a design quoted at 10m may go as high as 14m in another location due to labour cost, proximity to materials, mode of construction, etc.

Have you even read through the property section to deals that were sealed here? Next time exercise caution before smearing your ignorance in people's faces.

I'm thinking of a design on a land of 960sqm in swampy lekki, I want a grand 4 bedroom house like semi detached but with 2x 2 bedroom penthouse flats at the very top. Is this possible ?
The challenge here is that one is only allowed semi or detached style houses but I want 3 apartments and 1 grand house to all be inside one building. Any building designs you can show me.
