*UNDERSTANDING LAND SIZES AND MEASUREMENT - Spark Ovadje*

Most people who purchase land in Lagos and elsewhere don't really understand the meaning of these Real Estate terms. As a potential buyer wishing to buy a land or build a new house you must be conversant with a few of these figures. The first hurdle is to understand the system of Land measurement in Nigeria.

In Nigeria today, Land is measured in Hectares, Acres, Meters and Feet. These measurements are affected by factors, which include development pattern, human and environmental factors.

Let's start by asking what is the size of a standard plot in Nigeria?

According to the dictionary meaning of a plot: A plot is a marked out piece of Land for the purpose of building or farming. The word 'plot' is an arbitrary term used to describe a land division carved out for property development.

The size of a plot can vary for different reasons but according to Nigeria's land division, the appropriate plot for a house construction is 50 x 100ft which can accommodate a standard house with a small compound. To better understand land divisions used in Nigeria, different units of area are used as follows:

*HECTARE*
A hectare is one of the least known metric units and one which potential buyers and Estate developers seem to struggle with -

It is a land measuring:

100m x 100m OR
328ft x 328ft OR
10,000 sqm OR
Two and half acres OR
15 plots.

*ACRE*
An Acre is a standard unit of measurement used by Land sellers and it is almost equivalent to the size of a standard football field. An Acre is a product of any rectangular plot of land giving a total of:

4,046sqm OR
43,560 sq ft OR
6 plots (each measuring 60ft x 120ft)

*PLOT*
In Lagos State, the standard size of a plot is 60ft x 120ft (18m x 36m i.e. 648 sqm), while in some other cities of the country, plots are measured in 50ft x 100ft

One of the most important stages in selling land is been able to get prospect that has the potential to buy from you.

You cannot be talking to everybody you see, you will easily get tired.

Except if they have potential to buy. POTENTIAL = HAVE MONEY
Indirectly you have read or heard some of these secret before now. But let me add more details to it and especially the way to go about getting these kind of clients offline. We have talked much about online.

You can get prospects that will buy a plot, 5plots, 15plots, 50 plots and more from you.
What I am about to tell you are greatly important to your mega success, if you *use these strategies very well* there is no way you will not be *making cool money regularly*, except if you are against God. And if you are against God talk with Pastors/Imams here, They will connect you to God

You can get prospects that will buy a plot, 5plots, 15plots, 50 plots and more from you via these steps

1. Create a Name List : of people you know that have potential to buy. i.e. that can afford the estates land we are selling.
Let the list include people you known in the past and those you know now.

2. Work on the name list : Categorize to friends, old students, community association.
Don't talk about business in the first call. Call at least up to 3 times before promoting our estates land to them. So it won't appear that you are just after their money
Is relationship you are trying to build again.
These kind of people you can easily encourage them to invest & buy up to 5 plots, 10plots, 50 plots because of your relationship. You will be in position as an adviser, expert and close ally (3 in 1).
Once you win their heart back, start selling.
Once they buy from you, you can easily ask them to please recommend people to you.

4. Ask for their Whatsapp number : if you discover the phone number you have is not on Whatsapp. Then start chatting with them & promoting our estates land.

5. Associations & Groups : join association of people that have money e.g community/town association, Departments/units in Church, be committed to God's work in your church. Become a worker. Relate well with people. ( I believe people in your church/ religious body have money?

Join Women/Men fellowship, Youth Fellowship ( not students o!), Residential Association. People decide to live in certain area/estates because of business. Start from the area you are living now.

Don't mention the business you are into at first instance when you join association or group except is part of their rules. Relationship first.

6. You can advertise in big church bulletin : Not necessary your church. There are rich people in most churches

At least 1 or 2 of them will call you & if you close at least a sales deal you would have recovered your advert fee with profit.
Note: Don't use sentiment in selecting the church or religious body you want to advertise in their bulletin o! If people in your church are not too rich, it means they might not be able to avoid the estates land we are selling o!

This is serious business & treat it as such.

7. Use indirect approach : You can use people within your association to raise up ideas that will favour your real estate business e.g. business seminar/talk in which you will be the person to speak or one of the speakers.

8. Spend most of your time networking : with people that have money. Go to joints, Gymnasium, Sport centre, play lawn tennis, football, snookers, swim in location where rich people live e.g Lekki Phase 1, V/I, VGC, Opebi in Ikeja, certain area in Surulere, Festac, Omole Phase 1 & 2, Magodo, Abuja, PH etc.

Join their clubs & be active. Then start closing them up individually or collectively if possible.

This category of prospects can surprise you with the number of plots they can buy individually.
You may not like swimming, or going to joints or playing snookers, at least you like making money. So enjoy making the money & forget about what you don't like.

9. Strategically distribute fliers in places where rich people go to, live, work: You can put it in their cars handles, beneath the wipers. You don't have to distribute by yourself get people to do that for you & ensure they are well supervise.

10. Cooperative societies & Companies : Find ways of getting close to Presidents/leaders of cooperative unions of companies, rich traders, business men/women. Request to see MD, Head, HR of companies. Write a very simple but very good proposal (2 - 3 pages) & attach flier. Give them directly to these leaders.

Ensure you collect their phone numbers for proper follow up. Your major role is to first win the heart of the leader. Then the doors to others will surely open.

11. Locate shops/ salons where rich people go to & talk to them to drop your fliers in their shops.

12. Events & Conferences : Talk to organizers of the events/conferences to allow you to put Roll up banner at the venue & distribute fliers.

You can even get a Stand & package very well. This will give you opportunity to talk to attendees as they come to your stand.

But is good if you can also move around to discuss & give fliers to those attendees that didn't come to your stand.

You can also request to speak for few minutes in events/conferences.

Always have both soft and hard copies of land application forms, title documents, fliers and other materials with you. Print them out. Collect all phone numbers & if possible names of attendees from the organizer at the closing of the event. Likewise write out their phone numbers as they come to your stand.
