The Tenancy Bill is to Establish a Relationship between the Landlord and the Tenant.



This Tenancy Bill shall apply to all Premises within the FCT including business and residential premises unless otherwise specified.



The resolution reads as follow:



It shall be unlawful for a landlord or his agent to demand from a sitting tenant rent in advance of six months from a monthly tenant and one year from a yearly tenant in respect of any premises without prejudice.

It shall not be unlawful for a sitting tenant to offer or pay rent in excess of a year for a yearly tenant and 6months for a monthly tenant.



It shall be unlawful for a landlord or his agent to demand from a new or would be tenant rent in excess of a year in respect of any premises; It shall not be unlawful for a new or would be tenant to offer or pay rent in excess of a year in respect of any premises.



Any person who demands rent in access of what is prescribed in this Section shall be guilty of an offence and shall be liable on conviction to a fine of #100,000 or to three months imprisonment.

great news, but they should apply it in all states. for example, my uncles landlady was dragging for him to pay 6 months rent, when they had agreed for monthly. such situations gotta stop.

Good point, if tenants will cooperate.

Or else, rent default will be rampant and increase in tenancy-related litigation will be off the charts

This is a good development.
My House Rent is Yearly while my salary is monthly. It is always difficult to pay the rent at once but if it can be spread it can give tenants some respite especially in a place like Abuja where rent is abysmally high except you want to live in discrepit locations and environments where you would not like to raise your children

Go school you no gree go, oya make i explain to you: some landlords normally demand for 2-3yrs payment of rent, so what this law mean is that they should stop it. That the highest a tenant should pay is 1yr for those wey dey pay yearly or 6months for those wey dey pay monthly.

It is fraudulent to even ask a tenant to pay one year up front. Rentage should be by Monthly basis.
