Ya.nminrin always pride himself with entrepreneurship but we know its a lie. Yoruba give them ideas to use for growth. Spare parts business in Nigeria was pioneered by the Offa, Oro and Okun people in Lagos. Ibos were serving as their porters (alaru) in Apapa to offload containers and then when the consignments are broken up to retailership each owner pay a dolly pusher (omolanke) to roll the goods from Marina to Enu Owa and Adeniji Adele. These were the spots in Lagos people went to buy brand new motor parts from Italy, Germany, France, Japan, USSR and England. Nigerians back then rode on VW models, Mercedes, BMW, Peugeot, Citroen, Fiat, Lada, Datsun, Rover, Jaguar, Opel, Ford, and so on.... American cars were very few and same for Japanese. Audi was a VW model back then.

So when story of Auto Dealership and Parts is told in Nigeria, just like in movie industry, we must salute and give credit to Yoruba for their pioneering spirit. They are the true entrepreneurs!

So now we want to introduce to others in Nigeria, particularly Ibos, of a new business path that we have pioneered and succeeded in for ages and across West Africa.

Ibos are caught in a catch-22 situation, what commonly is referred as between a rock and a hard surface....or what Michael Jackson sang and called "stuck in the middle".

There is nothing wrong with inter-state or inter-regional trading but when you buy prime land in a foreign land and develop the land then you intend on settling there.

There are things to consider before settling in a foreignland.

One- Is the culture of the people in harmony with yours?

Two- What is the history of their treatment to people like you in past?

Three- What arrangement exists to protect your interest, and is that arrangement permanent or is it subject to review?

Four- will you ever be accepted as a native or indigene of that land?

Your building is native to any land it is built on, you, the owner, may not necessarily be.

Let me use an analogy to clarify.

Suppose you rent room in a multi-apartment building. The son of the owner is your neighbour and has his own room and you became friends. You visited his apartment and found his space is well finished. The door is plush, very tasteful and ornamented. The windows were french with veneers. The paint is oil with fine gloss and sparkle. Instead of rug he has fine natural wood floor with nice patina. You took all this in and figured you can outdo him. So the week after you got contractor to begin work and transform your apartment. You requested and paid for permanent features that are solid and irremovable. When it was all finished it came out very well done and impressive. You begin to tell other neighbours and occupants you have the best apartment in the building, better than that belonging to the landlord son. You start to label others poor and below standard. Anyway, you amass enough enmity for yourself in the neighborhood that the landlord finally figured that even though you have developed the apartment better than it was when he leased to you, and you always pay rent....he values warm and respectable relationships amongst his tenants. He is tired of your arrogance and find you unsuitable for the culture in his apartment community. He gives you three months notice to find somewhere else to go....

Now you are telling the landlord you can't leave because you have renewed and improved the value of the apartment with permanent features that cannot be detached along with you. They remain behind but you leave.

Can you Ibos see through this analogy what you do to yourself when you develop Yorubaland, Hausaland, Kanuriland, Nupeland, Gwariland....

So now, how would you advise this tenant to recover money he invested into that property?
Thats the objective and lesson of this thread.

Share your enterprising acumen lets see if you are truly an entrepreneur and creative as you have falsely been claiming. An Afonja is here to teach you how to recover your investments in North if you vacate.....but, you must first solve the dilemma this tenant in the analogy found himself.

you cant be successful in a foreign land n be condemning those host communities that they are lazy or poor .

you succeeded because they gave u chance n allowed you to florish

When Yoruba were deported from Ghana in 1972, they sold their properties. Ibos can do the same. I don't know where all the noise of losing investments is coming from. They might take a hit from the sale, but this is what happens when people refuse to develop their land.

Dont buy property in festac. There was a revelation recently about what for long time we were led to believe were federal government properties in Lagos but has turned out to be leased lands, rented properties, contracted space that in fact is owned by Lagos State Government.
What is not owned is vested in the State as part of Crown Titles and other treaties signed in 1864. Those titles, rights and statutory claims were never transferred when Nigeria became independent and Lagos was chosen as capital.

In fact, are you aware that Federal Government was paying rent to Lagos State the entire time it served as its capital?

So dont buy property in Festac, Lagos State owns the land and the property and after transfer they will likely relocate the dwellers and demolish it to build a modern facility. Whoever owns property there will be tenant of Lagos State. Remember the T word. grin grin

Show , u don't mean it. This got to be wickedness to the Igbo's, 90 percent of their so called big men is Lagos lives in Festac. The government most have purposely been planing their downfall from the onset.
