brabus:

Which part of Ogun state? Abeokuta, Ifo, Ilaro, Sango-otta, Ijebu, Mowe, Simawa, Sagamu, Ogijo, Owode, Ofada etc.

N250k is a good sum but it can only get you a community land. I'm sure you understand what that means - you're buying from Omo-Onile.

See my details in signature below.

fnx for ur response buh i absolutely av no idea wat a community land is
is it a gud fin or bad fin?

A community or family land is a plot of land sold by individual or representative of a family. Its not a bad thing but you should be prepared to pay extra money when the construction work is happening.

You'll have to pay the family selling the land at various stages some dues before construction e.g. Foundation levy, Decking, Roofing, plastering etc. This payment is outside land cost.

All this issues and worries are already taken care of when you purchase land from estate developers. No Omo Onile fees when you buy serviced plots from real estate firms.

But if you don't mind the extra cost which are always negligible in some cases, you can always buy family land and pay the dues.

I'm helping a client to develop his site in Lambe, Ogun state and the foundation fee paid to the omo-onile (land owners) was just N20k. That's small compared to what's paid in some other parts like Magboro, Arepo, Isheri etc. It could be as much as N100k or more in other cases.

We have acres of land for sale at Oshiele, Odeda local government, Abeokuta.

The virgin land is suitable for housing estates, agricultural purposes, industry etc

Plot is for 150,000 and an acre goes for 900,000 though subject to negotiation for more than an acre.

You will be dealing with the owners of the land directly

For more information contact Lawyer Kola on 08063713747 in Nigeria, Ayo on 07956504926 or Ade 07404262631 for UK buyers

You can import all your materials from china. The only advice I can give you is to make provision for extras and breakage. If it will take 10sqm to make your room, just buy 12sqm cos you may find it difficult to get the same item in Naija market.

The amount you paid is fair. 3000 blocks shouldn't cost more than 150k. Agreed they're working on height now, 200k is fair for the job.

I just need to reconfirm some details. My understanding is brick layer(to include labour) daily charges are 4k per day and the expectation is that block work to be completed in a day is either 80 (9inches) or 100 (6ïnches).

Bricklayer 2.5k
Labour 1.5k

I know some areas is
Bricklayer 2k
Labour 1k

I am more interested in information of the daily blockwork requirement cos someone is trying to pull a wool over my eyes by saying this has changed.
