So disappointed in Lekki Gardens allocation procedure. Paid out right in march 2014. I went to see the properties I was allocated and noticed it was way in the back of the estate far from the gate and they had not even started roofing or plastering. An insider in Lekki Gardens told me phase 4 was over subscribed to and LG bought more land behind the initial estate where they are currently developing my 2 units. A lot of units closer to the gate/entrance have been painted and almost ready for delivery. These were allocated to people who paid extra in kickbacks to get this particular units allocated to them. Some of these customers are even on the payment plan and LG decided to allocate these deliver their properties to them before people like me who paid outright just because I did not pay any bribes. I am just glad I did not invest more in Lekki Gardens. I saw all these supposed good deals on paper but in reality they have not been what they promised to be. No more estate investment for me. I'll rather by a piece of land and develop or by a property outright.

There will be a meeting at the Lekki Gardens estate; the 1 opposite Ebeano Supermarket down chevron drive. Come and air your views; not sure they invited all the stake holders. They will be discussing service charge; facility management (which was not in the package they advertised o!) amongst other things. Please endeavor to attend so no one is taken unawares!!

some of us "obedient clients" of Richard Nyong decided to pay the 55/KW + extra 15000 into Richards pocket. And what do we get? one excuse after the other why the generator cannot come on by 7pm whenever power fails... is this not ripping people off?. You pay way above what NEPA rate yet you cannot have power meanwhile during the so called conference Richard Nyong tried to justify the prohibitive charges he is pocketing, with his employees clapping and cheering him on.
Facility payment made yet the facility is not being properly managed. the only thing I see is the day security personnel at the gate and refuse disposal. Sewage is not properly flowing; is this what I paid 250K for someone should tell Richard Nyong to desist from obtaining by false pretences and come out clean. you cannot tell people to pay for a service and yet you cannot offer it to them and you don't refund them. Its in naija that this disservice happens and yet the person responsible walks around with police & private escorts for protection.

Thanks for participating in this thread, I've been following it for some time.

I subscribed to Lekki Gardens (LG Phase 4 September 2013, and I'm rather disappointed about how long it has taken to take hold of my property.

Lekki Gardens advertisement is sleek but the delivery on their promise has been nothing but weak.

I follow all the issue highlighted here like power, sewage, water and construction quality.. talkless of the slow pace of progress. Frankly, IMO LG is looking like a pyramid scheme. I mean why else will they launch new estates without at least completing to a great degree those estates that are subscribed. I hope there is some regulatory body somewhere monitoring them. (Apologies, I dont mean to incite fear, just airing my frustrations)

My current contention is around the hidden charges that LG continues to unveil

I'm now being asked for a Deed of Assignment fee (500K - how was this fee determined?). Before this, it was taxes and other vague terms in a poorly written contract. Also, I cannot comprehend why the estate management charges are so high, given the basic infrastructure that seems to be in place. None of these things were made clear at the initial payment stage and even now that they have matured and expanded. These issues, I will still contest!

I have low trust in my investment and I'm prepared to sell my property at a minimal price margin. Its hard to see a beautiful way forward paying 250k in service charges + extortionate electricity charges for what is basic service.

I also think as suggested earlier, as residents, we need to come to together and get Richard and his team aligned with our views on what is acceptable and reasonable. Perhaps, we can contract elsewhere for certain services and avoid being ripped off. I'll be keen to meet other prospective residents interested in strengthening our voice.

@ Cyberplayer. We have a landlord association in Phase 2 and they have started the registration of the association in order to be able to fight/sue LG as a body not individually. There will be lawsuit this year for sure , I just hope they can handle it.

If another "umana umana" happens again, we have ourselves to blame for letting it happen in broad day light...afterall that's how they start; with good intentions. For them to be offering "buy 2 and get 1 free" in places you'll expect the cost of houses to be high, is highly questionable.
As per electricity, what do you expert residents to do when there's power failure during the day... stay in darkness and sweat all day long? while the LG office runs on generator that is funded by residents... hmmmmm
I think people should sue Lekki gardens ltd and Richard Nyong both as individuals and as associations...by the way my lawyer tells me there are about 3 or so lawsuits against him. So let the law suits pile up as much as it can UNTIL he does the right thing. When he started, he was begging people to subscribe and buy a house. Now, he lords it on them all (rich or poor, old or young claiming he's brash and accomplishes by being brash)... OK ...continue... issorait!
I guess he has a lot naira & dollars in his war chest as he told the public in his last town hall meeting; so am sure his lawyers are well paid to defend him.
For me, people should stay off lekki gardens for now until we see what becomes of them.

Had my agent(not a LG agent) take some pictures of the site sometime in July and it looked like work was well in progress based on the pictures I saw. He told me if work continued at that rate I should expect delivery anytime between December and feb 2015. I have been following this thread now for a while and I am keeping my fingers crossed.

When I saw the adverts for phase 5 few months ago I wanted to dive in and buy two more properties but based on what I have seen so far on this thread I thank God I did not. I will wait till delivery of my properties, completion of finishing and renting it out before deciding if I want to invest further in Lekki Gardens. After renting it out, I need to evaluate if it was worth it as a business decision.

Talking about rent, my agent told me it depends on how good the interior finishing is. He says a three bedroom cornerpiece terrace would average 1.5million per annum but with excellent interior finishing could attract 2million per annum.

Talking about finishing. Does anybody have any idea how much I should budget for this. My agent on ground in naija said 1.5 to 3.5 per building depending on quality.

In other news I am looking for Land to buy in Magodo GRA/itsheri??. Anyone knows a contact I can talk too.

Pls don't raise your hopes too high. Lekki gardens IV is located after Ajah on the way to Lagos Business School (LBS).

There are several estates within that axis and the rule of thumb is that, the further you go away from Victoria Island towards the Lekki-Ajah / Sangotedo axis, the lower the rents drop along that road. The only exception to this rule is VGC, which has a highly secure, mature green estate with above average infrastructure.

My advice? Look at =N=1.2 million maximum for annual rentals if you have superb finishing, (and this must include jacuzzi, granite floor tiles, gold-plated faucets etc.) and about =N=800,000 per annum, if you have average run-of-the-mill finishing.

Hi guys, the interior of my 3 bed terrace is finally getting some work, so I will be looking for tenants soon. Does anyone know any reputable estate agents they could recommend to me?

From what I have been reading, it seems I need to expect an annual rent of about 1m - 1.2m (though I have seen some online for 1.5m).

We invested in Lekki gardens too and with all the news we have been receiving, we asked for our money back. We have paid about N8 million in total ( we are a year into our 3 year plan). We were told that they would refund our money but would deduct 10% and N10,000 administrative charges which I find laughable because;
1.The house is not built yet, so basically Richard has been using our money to trade and then wants to make a deduction when he should be paying me interest
2. There is no contract between us stating that there will be a deduction in case of a refund
3. I mentioned all the issues with their estates to them but they have refused to respond

Can anyone give me any suggestions on what else to do. I live in the UK so it is difficult for me to constantly attend their office to stress them. I would appreciate any suggestions. Thanks.

Sorry to hear about your situation but I am not surprised to hear that Lekki Gardens would do such a thing. They have become synonymous with various numerous underhand tactics.

At this point, I would suggest making it a legal issue. If you can hire a local lawyer and serve them notice to appear in court, they will most likely waive the 10% because like you say, there is no provision in the contract for that.

To be honest, Lekki Gardens have left a lasting damage to the impression of Nigerians in the diaspora. I doubt that many people would like to invest in any such schemes in the future.

I am quite concerned with the comments on Lekki Gardens since I bought into one of their estates as well. I think they over promise and under deliver. If you think about it, 12-14 months is just too short to build and complete an estate. I guess this is the reason why many people are worried. Moreover they have their hands full with over 32 projects running concurrently. To make matters worse, their customer engagement is very poor which even makes it worse for subscribers to deal with. I have 1 month to go to get my apartment (going by the 14 months promise) and I hope it all goes well. However this is my advice to people: don't pay and then go to sleep. You have to constantly be in their faces. Make sure you have a contract signed.
Anf finally, if you have already bought, I don't advice you buy another property from them. If you are a first time buyer, please do not buy from them. The quality of their houses are poor. Very poor. You still have a whole lot of work to do even when they deliver the shell unit. There are nicer estates from developers with better integrity. I will not mention any names so it doesn't sound like I am advertising for any of them.

@ SangoCrusader, please can tell us about the quality of the shell unit you got? Delays in delivery are normal with most estate companies so that's not really an issue for me. I Recently subscribed and all these comments about quality are making me very worried.... Is it bad? Have googled several times but haven't seen any alarming info on Lekki Gardens apart from this thread...
