Lawyer Role In Buying Land

I am in the process of buying a plot of land in Ibadan. The land has a C of O already, I just want to know what role a lawyer plays. Do i really need a lawyer in the process of acquiring the land?

CONCERNING THE ROLE OF LAWYERS IN LAND ACQUISITION, THEY R VERY NECESSARY BUT NOT COMPULSORY. I'V PURCHASED LANDS ON EITHER WAYS. HOWEVER, A LAWYER BRINGS LEGITIMACY & LEGALITY TO D DEAL. IN FACT, DUBIOUS SELLERS BCOM A BIT UNCOMFORTABLE WITH A LAWYER'S PRESENCE,  NEVER SEE LAWYERS A WASTE OF LITTLE MONEY. HAVE A FAMILY LAWYER AS You HAVE FAMILY DOCTOR AND COSTS MAY ALWAYS B SLASHED.

sometimes when you recieve comment like that of HIS GRACE, all you need to do is to ignore since you are not a dullard you just wanted to be educated. No man is an ICON of knowledge. Juat like father be said you might not need a lawyer in this case since the land already has a title, but in the case of a fresh land you need a lawyer or real estate consultant, not a quack to handle it for you. In this case get a real estate consultant to investigate the relevant documents from the ministry of lands in oyo state and the autheticity of the seller(s) or the power of attorney to sell if the land is not offered to you directly by the owner. It seems all of you are ignorant of the role of a lawyer in land transactions. Irrespective of whether a land has a C.O. O or not you definitely  need a lawyer  to seal up the deal. The presence of the coo does not guarrantee that the title on the land is indefeasible and absolutely valid as a coo that was irregularly obtained may be annulled by a court order. It is only the employment of an experienced property lawyer that can save you the agony that arises from a root of title that was not prperly investigated.PLEASE NOTE THAT THE MERE OBTAINING OF A C.O.O IS NO GUARANTEE THAT THE TITLE IS PERFECT . THEREFORE GET A LAWYER IRRESPECTIVE OF THE LAND DOCUMENT PRESENTED TO YOU.

You sure needs a lawyer when you are buying a property, C of O or not ,he is between you and the seller and he has a better eye to see any smart moves from either of the parties. He is there to protect you and see to it that nothing goes wrong. So you need one.
       But I am surprised how people easily runs down others, and exposed their foolishness all in the name of contributing to a forum.
