This is a stub of the thread OKUN AJAH: DIAMOND IN THE ROUGH http://www.nairaland.com/nigeria/topic-322463.0.html CONTINUED: Everyday i receive emails and phone calls from people asking me Privately to recommend a Property to buy or a Property that is Free from Defect or Omonile Wahala Within the Lekki /Ajah Environs and within a certain budget . While Most of the time, i would normally keep Quiet and would prefer the Buyer to liaise with the Estate Agents so as to know about the available Properties before i step in to do my own independent property search, i have also realised that there are a lot of First Time Property Buyers who would love to acquire Properties but cannot handle the complete stress of locating a property they really want, investigating it thoroughly, Running to the land registry to verify documents, meeting the traditional families to decipher who is who so that they don’t pay money to the wrong person, searching for surveyors to map the area, tracking down Solicitors to draft the agreements, pursuing the agent to draft a receipt as proof of evidence and a host of other issues that make people either afraid of buying a land or worried about the complexities and costs involved especially in relation to the famed Omonile Problem in Lagos.  So i have sat down for more than 7 months to analyse an Environment within the Lekki Ajah Axis that would be beneficial for People who intend to relocate to the Lekki Ajah Environment and would love to do so within a reasonable budget and that area is called Okun Ajah. I have studied the topography, researched all the Documents, Investigated the Families, Owners and Omoniles and put all of them through excruciating pains to verify the True status of the area and negotiated favourable deals for my esteemed Nairalanders in advance and am glad there is finally a place that you can wake up and buy in the morning without any stress or wahala from Any quarters and go to bed at Night clutching your documents without any stress or problem.  Now i want to make something extremely clear. I am not an Agent of that Area and i don’t sell any Lands there and i don’t have any special vested interest in that Place via through the Families, Owners or Agents but the only interest i have is that For Once Nairalanders can effectively say they are ready to buy a Land in Lekki Ajah and its within a reasonable Budget and all the necessary things have been taken care of in advance i.e the search, the negotiations and documents free from Omonile Wahala for the next 100 years. Below includes the directions, search reports of the place, personal opinions and advice of the place and some pictures of the area!

Why Okun Ajah:
The major reason i think Okun Ajah will be a mega Hit compared to the other areas opening in the Lekki Ajah Environs now is because of the Proposed Lekki Scheme 2 Estate that the Lagos State Government has embarked on and massive construction work has started around that area.
For those of us old enough to know the Maroko story and how that place has turned into Lekki Penisular Scheme 1 the Ultimate Property Haven for the Noveau Rich of Nigeria, it will take only a daft dunce to under estimate the impact of what the Lekki Scheme 2 will do to that area in the coming years in terms of price, valuation and status.

I Visited the Lagos State Development Corporation personally to verify the true extent of the Proposed Lekki Scheme 2 and the whole place was bubbling in anticipation for a second success story to compliment the other success stories of Lekki Scheme 1 and i was told a Property there when finished will be going for N29 Million while Lands there go for N15Million to N18Million for now as we speak! The Officer i met gave me a complimentary Government Flyer to show me how serious the Government was and by the time i went back to see the place, i saw the Massive Construction work that has already begun there.
Now Okun Ajah is at the back of the Lekki Scheme 2 and all the roads are tarred and is just 2 minutes from the Lekki Scheme 2 Area coupled with alot of other Minor Structured Proposed Estates that have also started Construction work there.

Okun Ajah Community has a very wide expanse of land that stretches across the Alpha Beach and the land is surprisingly very very dry which is quite rare especially as it close to the Beach. So there is no need for any sort of Sand filling and so far so good, i haven’t seen any swampy side and i stand to be corrected because the chances of buying a land in the Lekki Ajah environs with dry land is a 60-40 thing in favour of the swampy area and even if you buy a land for N500,000 be prepared to spend between N1 to N3 Million to sand fill it. So these lands are an added bonus and save more money in your Pocket! Directions:

I have so many Pictures of the area here but i need to sit down to sift them well. But the Main Issue here is that i focused more on the Impact of what the Lekki Scheme 2 Will do to these Areas and the Valuation of this Place will already start a massive Price Inflation from the owners if People dont take advantage of it.
I remember the time Maroko was being sold for less than N100,000 in the early 90's and even in the early 2000's places like Agungi, Ikate Elegushi were still sold for N1 to N2 Million per plot. Now we are talking of major Millions for those areas and its a residential Haven because they capitalized on Government Schemes or Well Structured Estates around to boost their Valuation.
Okun Ajah will be no different and the level of Confidence the Owners or Families have over that place is quite astonishing

At this Juncture i have to say a major thank you to Mr Ayodeji Ogun(** full name withheld**) an avid Nairalander for being kind enough to Introduce me to this place to Investigate and come out with my conclusions. Today this place houses over 15 Nairalanders that i know from mostly the Banking and Oil Industry and in the process of buying these plots, the thought came to them that they should create a Private Estate for themselves and slowly it is growing into a huge community and it was when i saw a sizeable amount of Nairalanders buying it furiously i decided to spill everything out. What i have negotiated with the Owners and the Families is a Dream Come through for potential Buyers in terms of the price of the Plots, the survey plan price, the family recipet fees, Agency Fees, Legal Fees and Omonile fees. Because Okun Ajah has Prime spots, the Owners have Spread the payment between N2.5Million to N3Million depending on the particular area and how well you negotiate and Your luck could shine just like Madam Dynamite  who hit the Jackpot negotiating! Everything that has to do with the pricing and Negotiating comes directly between you and the owners and how it suits them and relate with you. I dont Interfere anymore in Negotiating Prices! I have been duly warned! Like i said, i dont sell and all i can do is refer you to the owners that your from me so that they can handle you with kid gloves and because of the Rapport and relationship i have established with the families over this period, you can be over rest assured that once you declare your intention to them that you want to do business with them, from beginning to end, you will never come across a smoother Property Transanction in your life better than this. Finally @ Dynamite Yes i have finally decided to get my own and it will be near your own, so you can finally stop embarrassing me on Nairaland!  Below is a Copy of A Form 1c for anyone that hasnt seen it. Because this whole area has a Global C/O, each person is only Entitled to get the Governor's Consent as his or her own personal cost when ever it is deemed right to do it either personally or by the statute of government and the Form 1c states all the Information necessary to procure the Governor's consent! I will also try and get hands on the full survey Plan of the whole area to show all the lands and areas that are free from Government Acquistions and the ones that is under Government Acquistion! Hi Everyone! Thanks for your posts and comments. Its truely appreciated. I will love to clarify something though. I see you are asking me about the basic payment plans and cost implications. Well in my view, i know the families collect their money in full ranging from N2.5 Million to N4Million depending on the plot and proximity to the beach and choice areas but i know its negotiable depending on your personal rapport with the owners while negotiating. Also because of the huge demand for instalmental payments, i will have to confer with the families to know whether there can be any form of concillation for part payment and what the payment plan should look like because i am not personally aware of any previous Instalmental payment plan granted to anybody before but nothing is impossible So give me before the end of the week to sit down with them and work out something reasonable that would favour all parties! All i need is for you to disturb and remind me because i must confess, i might forget briefly while i am pursuing another Omonile!  Feel free to post your comments, questions or queries!

I guess you will agree with my 5 cents for would be subscribers.  @faoogoke  Lovely Sense of Humour. In fact i would be the first person to warn Nairalanders to tread with care when buying anything. Despite the fact that i have laid everything down bare for everyone to see, its still advisable to conduct your own search either through vistation at the land registry or physical inspection. Like i have always said, i am not the owner of the land and i have no right to sell it. Its only because of the influx of Nairalanders to that place since March that made me decide to spill it out now. So to everybody, please follow Faoogoke's advise to tread carefully when dealing with any landed property in Lagos more especially and you also have to check me out too o! One more thing Mr Faoogoke, to satisfy your curiousity: I have met so many Nairalanders and i have sorted out landed stuffs for them either pro bono or business wise, so at this junction, i am throwing open an open challenge to anyone who i have wronged in anyform of transaction whatso ever that i haven't remedied and anyone i have scammed or defrauded or cheated in anyway in relation to property matters, should feel free to state it at any time. I am no Angel. In fact very far from it, but i will never sacrifice my intergrity for Money and those who know me personally and on Nairaland will attest to that anyday, anytime! @Oga Tmoni, This your question is Jamb question o!  Anway to be honest without exaggerating, From V.I and am assuming from Ajose Adeogun during the weekends when its free of Traffic, i normally get there within 20-25 minutes on the freeway until you get to the badore junction which has its perennial light traffic due to the intersections there before you move up front to Abraham Adesanya. With Traffic  No comment because i can't estimate typical lagos Gridlock. Today's timing might be different from other days, so i wont put a time line. But what i will say that i know is that from Opposite Cheveron, there is a short cut passing all through the Public Alpha Beach and Lafiagi Beach which connects Okun Ajah in 10mins approximately and alot of people use it. I also heard there is a straight Adjoining Road from Oniru Estate down to Okun Ajah but i honestly do not know that road so i cannot comment on it but i will try and get more info to pass along but when you speak with the people in charge, they will be in a better position to tell you more about it. As for budgetting N6Million, well i know it cannot be more if you negotiate well though ! @Lawyer

Hi Shinatu, Well honestly, that i dont know. I just got hold of the Whole Scheme of plots available today and i am still checking it out and its only the Sellers that will be in a better position to tell us which one is free or not and if the 'MOBIL/CHEVRON BOYS AREA' as the Sellers used to call that area is still available  , all you need to do is ask the sellers and am sure something positive will come out in your favour. But then Again, it depends on Mr Ayodeji, since he is the new Landlord of that Area  Cheers

One more thing, i forgot to add that everything that has to do with the Land Survey Is being Done by an Alausa Surveyor, so no mago mago or Survey plan Wahala or time wasting! Once everything has been sorted out with the sellers, i will Personally Monitor everything personally right from the land allocation physically, the survey plan mapping, collection of the family recipet personally, drafting the deed of assignment in your favour, getting your personal global C/O confirmed by the family in your own plot, down to when your signing your signature on the deed and the property is being transfered to you on or under 2 weeks depending on the particular situation at hand but in most situation, it falls within that period and hand everything personally to you when its done and completed! So in Short, all you need to do after you pick your plot is bring your beach chair, bathing suits and swim wear, Towel , laze around on the beach for approximately 2 weeks or less, go sight seeing around Okun Ajah or its Environs, enjoy Alpha Beach Breeze and you will be handed everything on a platter of gold with no wahala when its done. No wahala Includes: 1. No Agent wahala or Commission negotiation haggling with Any Agents. Your dealing with The Family Owners Directly! 2. Save money on Search Fees that you would have incured both in The Surveyor General's Office, Land Registry Alausa, Court Searches etc 3. No Omonile's of any kind, shape or form! Its as Clean as Whistle. Your dealing with a Very Civilized Set of People who dont have time for such Nonsense and any form of Smear tactics to ruin their Name. They will rather not sell the land to you than to allow Miscreants roam about harassing people. All those that have bought there over the momths should state their experience with any Omonile they have encountered who harrassed them what so ever. Since i detest and loathe them, i will never encourage anyone to deal with them whatsoever if you can avoid them. The family has taken care of them and i guess the sellers will be in a better position to advise you further on that. 4. No Omonile Money for Foundation what so ever. You pay, you get your land, you build your Mansion, you go to your private beach. Finish! For those who have experienced this particular part, i am sure this is coming as a very huge relief!  5. Every Money paid is fully documented with a Purchase Reciept, signed and confirmed by the Sellers and Family to show no Mago Mago today, tomorrow or forever. And this is different from te Family Reciept o! 6. The family signs the Form 1c for you Immediately and personally after You have sorted out the payment Situation with the Seller so you dont have to come back next year to sign it and the family charges you N100,000 or more for your negligence. They will not even sign the deed of Assignment for you without the FORM 1c attached. They are that Civilized and Organized and will not demand an Extra Kobo from you. All they need is the Sellers/Owners to confirm payment and Shineka! Every Money Wahala or distribution chain is between them and has nothing and i repeat absolutely nothing to do with you. 7. Finally, they will come and pray for your Land if you want! But you bear the costs of the bottle of SeaMan Schnapps O! Try getting this sort of premium bespoke service in other land related sales especially in Lekki and by the Beach for that matter in record time and this clean and i will retire from my profession as a Property Lawyer and become a Vulcanizer immediately !  Meanwhile, i am meeting with them tomorrow and i want to clarify so many things and instead of replying everybody differently on Nairaland, i think it will be best from now on to either send me a private text message with your real names and phone number so that i can tell them to contact you personally via phone call after forwarding it to them and saying your from me or if your abroad via email!
