I am new to the real estate industry in Nigeria. I am interested in buying a piece of land in ILESA Osun State, and probably another one in Sango Ota in Ogun state.( cheap ones o, not too expensive)
I need information on the process of how to buy a land.
What are the main dealings, do i need to sign some papers, do i need to hire a lawyer to be a witness?, what about C of O?, what are the process involved.
Please do post your suggestions and tutorials on here. I'll appreciate all efforts.

Welcome to the real estate world. The first thing you need to know is, before you can venture into acquiring properties, consult the experts in the industry. consult the REAL registered Estate Surveyors they are alll around you. but I you can get any around cosult Adegbonmire & Associates (21, Ladipo oluwole off Adeniyi Jones Avenue, ikeja Lagos.) or call them on 012711052, 014353500, 08023229287. remember to search the land's document you are buying at the State secretariat to know the origin owner

@gbengaijot, Start with a lawyer (hope you can find a good one), it is not so easy buying land in naija except if it is government land (even that is also not straightforward). My govt land was sold to a guy living in the US because he never paid attention to details and never used a lawyer to investigate the transaction. My house was standing on the land by the time the guy visited Ibadan.
A lawyer may cost you money but will save you from future pains, the estate agent likes to play the role of lawyers (doing the search on properties at the Min of Land) but don't let them do it. Lawyers also sells properties but the estate agents may have more contacts.
Whatever you do, shine your eyes well; most people here are crooks (no apologies) and will rip you off without delivering any service.

Hi ya, I'll appreciate it if igbola with due respect could give me an idea of the price of land at the GRA in Ibadan both land plus the one that has a house an how to go about it. I know you might not want to be precise but please just give me an idea of the price plus securities and beniefits you think it has over others. Thanks

@haywhy, Which of the GRAs (Iyaganku, Alalubosa, Jericho, Idi Ishin, Agodi, Bodija, etc)? Any plot of land in these areas will cost at least N6-7M but you can hardly get vacant land except for Alalubosa. Plot sizes are different and bigger at Iyaganku and Agodi areas. I live at Oluyole Extension where land cost about N3-3.5M. Lands in these areas with houses will cost a fortune, as much as N30M depending on several factors. I don't know what your plans are but properties in Ibadan don't command good rent except if it's commercial.
Like I mentioned in my earlier post above, the starting point is a lawyer to do the verification and assure the availability and genuineness of the property.

Thank you very much. Your post has given me an idea of what to spend but how about security and some basic infracstructures? Is there any preference of how better those estates are. I know Oluyole but I don't know much of extension except for Nickdel private school. I was once told that its possible to get a land at Agodi estate with ready made C/O because its a government land. Please enlighten me! Once again, thanks alot.

@Haywhy, Starting from your last statement, there is nothing like a ready made C of O. Can you even get a vacant land at Agodi? C of Os are usually issued in the name of the owner of the land but the land has to be reassigned with new documents issued for a new buyer; except if you took over the land from your parents! This is why you need a lawyer all through.
Almost all the places I listed are basically ok. Security is in God's hands and the infrastructures are really nothing to write home about. We all run our government in our homes - borehole, generator, multilinks wireless phone (nitel is comatose), etc. The roads are pretty ok - Oluyole Ext and Alalubosa roads are not tarred but others are better and will cost more. Oluyole extension is the area from the former 1st Bank building down to a place called sharp corner (leading to Apata area).
All the estates are ok but Iyaganku and Agodi are the best (lands are in acres not 100x120 at Oluyole and Alalubosa), Jericho and Idi Ishin will prolly follow; Bodija will be next but is fast turning to a commercial zone (the ppties will be good for resale). Alalubosa and Oluyole will be the last.
Note that I have bias for places around Ring Road.

Sorry my sister! And to realise your 1st post didn't get a reply, na waka plenty for my leg in this business of finding money. God dey. Not sure if the response will still be useful but no harm in trying. Alalubosa is strictly residential just that people have been converting all lands to commercial these days, same with Iyaganku but there is the outer part of Iyaganku that could qualify for commercial. Otherwise you buy a normal plot and use for commercial with govt approval (if it's legal); this should apply to other nice neighborhoods.

Please, can you shed more lights into how much a plot of land is going for around the airport in Ibadan, who are the people selling lands there, (govts/omooniles). Is the airport going to be upgraded to international soon? Thanks.
