QUESTION. WHAT IS THE SIZE OF AN OKUN MOPO AKINLADE PLOT?ANSWER. 648 square meters or 60ft x 120ft or 18meters x 36 meters (A Full Plot of land).
QUESTION. IS THERE ANY ENCUMBRANCE ON THE LAND?ANSWER.
AN ENCUMBERANCE :Means that the land in question is being acquired by the government for its purpose or that the land itself has some Mineral deposits or Pipelines flowing above or under it that is either dangerous to be living besides or on it or the Government owns that area or has massive interest in that area or land and finally an Encumberance could mean that Land is under a Bank Mortgage or there is a court dispute on that land.
This Okun Mopo land is free from every known government and individual interest and no adverse claimant. I can personally Testify to that because it took me 3 weeks to do a search everywhere in respect of the documents that Okun Mopo has and its 100% Free from Government Acquisition.

Government Approved Lagos State Official Gazette.

WHAT IS A GAZETTE AND WHAT ADVANTAGE DOES IT HAVE FOR ME IF I BUY IT?ANSWER. A Gazette works like this:
Read Carefully to Understand it once and for all! 
1. The Area in Question e.g Okun Mopo had a right of Occupancy i.e Global C/O before 1993 which Gave The families of Okun Mopo the right to transfer and sell their lands to anybody they wished.
2. In 1993, The Right of Occupancy or Global C/O of Okun Mopo was revoked by the then Military Governor of Lagos State Colonel Oyinlola through a Notice of Revocation to the affected communities including Okun Mopo because the Lagos State Government Acquired these lands for its personal Use and because the 1978 Land Use Act Vests all Land in the hands of the Governor, so the Governor was excercising that right to own these lands for its own personal purpose. Any Land revoked or claimed by the Governor automatically means the land is Under Government Acquisition meaning it is a very very bad buy by an Individual.
3. After 1993, the affected indigenes, Communities and Traditional Rulers of these towns, settlements and Villages in the Lekki/Epe Axis including Okun Mopo that their Right of Occupany was Revoked by the Governor appealed the Governor's decision to acquire their land and urged the Governor to Excise (Excise means to remove) their Towns and Settlements from the list of Lands seized, revoked or Acquired by the Lagos State Government.
4. The Governor haven listened to the Agitation of these Communities and Villages in the Lekki/Epe Axis affected by the Notice of Revocation of the Right of Occupancy, decided to exclude free from Acquistion certain Villages, towns and Settlements in the Lekki/ Epe Axis which also includes Okun Mopo Akinlade as One of the major towns excised from Acquisition and given back to the Family.
5. With this Gazette, you dont need a Certificate of Occupancy to own the land. Once you buy a land that falls under the Government Gazette, all you need to get in Future is Governor's consent and not a Certificate of Occupancy again because the Communities had a C/O before it was revoked and since now it has been excluded from it being under Acquisition, it has been documented in an Official Government Document called a "Gazette".

WHY DO I THINK N1.5Million FOR THIS PLOT IS A VERY FANTASTIC OFFER?ANSWER. 1.Firstly with the rapid Development moving towards the Lekki/Epe Axis, its almost unheard of to hear a plot of Land going for anything less than 1Million that is within the Victoria Garden city axis down to Okun Ajah, Sangotedo, Abijo axis where massive estates and developments are springing up daily
2.Where in this Axis would you get a land that has a beach View for less than N1Million that is within this axis of development? 
Even its neighbouring Immediate Neighbour Okun Ajah just a stone throw from Okun Mopo is now going for above N3Million per plot because people where rushing it (No Negotation allowed now anymore)
3. Where would you buy land in Lagos that you will buy a land advertised and you wont pay Hidden charges such as Solicitors fees, Survey Fees, Agency Fees, Development Levy, Omonile Fees, Family Fees for signing the deed of Assignment and Form 1c? No matter how cheap or sexy a Land is, the first thing you should consider is the proximity to the road, high ways, Easement of way and the beach frontline. These Lands are quite far from the beach and the beach is only there for your own personal amusement and enjoyment when you feel like strolling there to have fun or to relax but its not beside your house or close by.
QUESTION: WHO IS DOING THE SURVEY PLAN?ANSWER: Because of the need for Probity, accountability and accuracy, the survey plan would be done by a surveyor from Alausa who will make sure all the Legal aspects and measurements required from the Surveyor General's Office in Alausa is fully complied with and
you will be entitled to 7 Survey plans with the red copy being lodged in Alausa on your behalf and 6 copies will be handed over to you unlike other surveyors that will hand only 3 or 4 to you and he will personally place the beacons from Alausa Directly himself to show its authencity(Very Important to note here). You get the whole total package done under 3 weeks if everything goes according to plan and the surveyor will come and erect the beacons directly himself, so no qualms or problems envisaged whatsoever.

But the Baale did sound a note of warning that community development is an on going thing in every corner of the lekki axis to maintain infrastructures and promote new ones amongst the residents so it should be expected. He explained that its the existing occupiers of land bought by the new owners that helped create and grade the roads and supplying the current Nepa Poles and Electricity being connected as i write, so the community must be active to assist themselves and not wait for Government). So apart from that, there is no other hidden charges or fees expected!
QUESTION. CAN I FENCE MY LAND AFTER I HAVE FINISHED PAYMENT?ANSWER. A Very Resounding
BIG YES! 
It is very Necessary to start fencing your lands while you pursue your Approved Building Plan. Let us be realistic, While these lands have no Omonile wahala what so ever because you are buying directly from the community and the baale, Man Proposes and God disposes. Security is Never man made and you must take adequate steps to protect what you own.
You can't Pump N1.5Million for a land and leave it bare for months and years and expect one Omonile named Sikiru or Taofeek to continue watching over your bare land when everyone around yours is fencing it and developing theirs. That Shakiru you pay N10,000 monthly to look after your bare land, will connive with an Unscrupulous agent and sell of your land to an unsuspecting buyer and run away because you failed to take simple steps to further guard your property.
There is no place in Lagos that is Omonile Free but there are places where the Omoniles will live in peace with you, guide you, advise you on what to do, stand on your behalf, provide adequate security for the time being but Please dont push their patience and kind heartedness. Once an Omonile, Forever an Omonile.

IS THERE ANY FORM OF INSTALMENTAL PAYMENT OR PART PAYMENT ?ANSWER. No. The families Vehemently disagreed And it almost made them want to cancel this awoof. Its a first come, first get and enjoy The land . . . Sorry!

FINALLY WHAT IS THE MODE OF PAYMENT AND PROCEDURE?ANSWER. To be honest, i learnt 1 or 2 things in respect of the Okun Ajah Transactions and while everything was'nt as smooth as planned, i have decided to coordinate everything from the start to finish in terms of disbursing payments to the right people and obtaining the right documents and recipets to the buyers within a speedy reasonable time frame.
The only clause i demand is that everyone eligible for those plots must one way or the other see what they want to buy either personally or through a second trusted eye if you cant be there personally so that the person would be your eyes and ears for everything going on and you will partake step by step from the beginning to the end of the transaction. I dont believe in sitting on the fence and not knowing what should be done and how it is being done.
