considering the area, access to basic amenities like electricity, water.

Things you need to consider are,nearness to your working place or accessibility to the major roads that link your working place,nearness to your church,mosque,your children's schools,your spouse working place or market.For domestic uses,Tap water,well water,good kitchen,neat compound.Seun i think this are the most important things to consider first.I will write more of it latter ,too busy now.

why would anyone want a flat near to a church or mosque?

The legitimacy of the property is also important. Eg for land, you need to see the certificate of occupancy,

Getting a good flat depends on the place. Environment matter most and you must search very well  for a choice location because scenery attract much to your life. Also you want to contact a good estate agent because they get inside information before the public know about what is coming up. Let me tell about some landed properties that i have to sell that are really at choice area and really cool for those who want to be out of the noisy part of the city. I have 4 flats of   3 bedroom each in one story building that is still uncompleted that you can buy and complete and start enjoying the life of a landlord in a cool city of Illorin In Kwara State.
 Apart from helping you to get a good flat, we also take contracts of molding all kinds of building blocks, including interlocking stones for pavements.  I will not forget to let you know that we specialize in fountain making and designs.
