Hay guys,
Need some help here. I have a 3 bungalow design i want to build and intent to send it to Lagos State Govt. for approval. Kindly tell me what i need to sbumit with my house plan, extimated cost. I friend told me i will be paying like N115,000.00 to Lagos State govt, Local govt where I am builing and the cost depends on the size of the building i am developing.
He also told me this will take a month to come out.
I don't know about these things, Please help is needed urgently from the people in this area.

as to your friends friends sugestion, yes he is right but concerning the fee, well its depends on the area your land is located. i work with the physical planning department that gives approvals. so do me a favour and read my topic by LASYEM as well as other advice i given others. then decide if you will need my direct assistance. NB; have you meet the following conditions; do you have a survey? do you have a tax clearance certificate? what kind of ownership do you have? freehold,leasehold, assignment etc is it free from govt aquisition? etc. cheers  |

I have a survey plan and the land is free from Govt. aquisition. I have a receipt from the seller of the land and deed of assignment as well.
Whict tax certificate are you talking about? I am a banker and what i have is the Electronic tax card from Lagos State Govt. The tax certificate is for how many years?
For the area of Land it is in Gbagada, Lagos. And a three bed room bungalow. If you are to pocess the approval how much will you take and how long will it take?

@Adebisi, blacky is not a builder he is just asking for an advice and am giving one.
as for building a house you need a land first, then perfect your document before you start building.
for the cost of building, you must have a building drawing it is with the drawing that the Q.S will use to give you estimate. if u need further assistance pick my mail add. from my various post. cheers

hello ajileko,
the average cost to construct bore hole in ajah is 200k without treatment. To construct with treatment will cost 420k. To construct bore hole in Ajah, i always advise my client to include water treatment for the water to be suitable for drinking.
