Property Or Shares Which Do You Prefer?
« on: October 15, 2007, 11:39 AM »

Been thinkin of late about big time investment between shares and property. and to my greatest surprise i just saw one of Nija's biggest heros in person of Ambassedor John Fasanu (one of naija and the world's most talented footballer) talk about his life, business and all that, to cut the long story short he said he will advice people to invest in "brick and water" (meaning properties)  because the prices or wort will NEVER EVER deminish unlike shares which is not 110% sure (yes! one hundred and ten percent).and moreover why invest in someone else's idea most of all peple who you ight never meet.
So this is my own new believe, as soon as i get that BIG CASH i am going into prperty and will remain in that sector of investment till i breath my last ( though will do oju kokoro in other areas oh!)

Yeah, i agree with him. Investments in properties especially landed ones will always appreciate compared to shares which is always flunctuating.

l think it all depends also on the cash u have, with just 5k you can start share investment, but thats not the case with property.  Thats why most people like us go for shares for now.

Property investments are a sure way to make stable income fromyour investments.I said stable becuase you are sure that your investments would appreciate in value and never depreciate. You can also invest with little capital depending on the offer available. However in Nigeria, you need big capital to invest in real estate and property because of lax regulations concerning it.Minimum you say? Well, try N1,000,000 and above Smiley

first of all, where did u get that idea that John Fashanu is one of naija and the world's most talented players UndecidedHuh i agree he had a decent career at club level but he was never THE STAR even at that, he was just one of the many stars in the league. besides,he never achieved anything worthy of note at international level.don't allow his good looks cloud your objective judgement of what he used to be

secondly, it is no longer true that prices of landed properties never depreciate Sad, property prices are subject to the laws of demand and supply just like stocks and shares, examples abound in the world. the most recent being what is happening right now in the mortgage industry in the US.

they are quite secure for people who are scared and looking for immediate security and the long term returns are comparable to what you get in shares not better!!!

my advise, if you are moved towards real estate, do it because you believe in it not because a former football player says it is working for him and as someone pointed out to you, REI is capital intensive, so you might want to build up your capital base by investing in shares and later go into real estate investing

In Nigeria, you don't make money from properties until you SELL. Rental properties is not the way. unfortnately, our culture is not really in support of selling of properties.

Secondly, like it was said before, entry level into property investment is high!!!!

The third issue for me is liquidity. I know someone who is planning to sell his buidling for N45m. How many people have that amount of money? Unfortunately, with properties, you cannot sell piecemeal. So he is stuck till get gets someone willing to shell out the complete money. With stocks you can sell in bits and pieces. You get yoyr money faster.

That said, property is considered a store of value. So, make money from stocks and 'LOCK it in' in property.

Well, all u hav said about him is definitely correct. but u realy need to consider environmental factors first before investing in property. remember d menace of the OMO-ONILES. If care is not taken, they will dislodge u of the rightfully possesed property. If not, u will be given a place not worthy of where u paid for earlier.
My advise, invest in shares gradually, until u can make for a land and start the development. Worthy of note, remember to invite a Lawyer in all your trasanction. so that, u acn always have a legal coordinated negotiation as well as confirmation of real ownership of the property in focus./
