On a serious note, I think you should check with a local Estate Agent whether those terms are fair. unless anybody on this site is fairly local to where the property is they may not be able to advice you properly.

On the face of it, it is not fair. agents normally charge 10% fees and the agent appears to want nearly 1 year rent as fee, so the agents want to pay his/her own rent from your own money. Kai damborouba, barao bansa that is what that agent is. N10,000  for damages is okay as long as they are refundable.

Again one or two phone calls to local agents will tell you what the practice in the locality.
