Hi nairalanders,

It gives us great pleasure that Abuja chapter is finally bring to the house a nairaland influenced estate.
Getting a home in Abuja seems very difficult looking at primary land allocation and the cost of land acquisition in the secondary market.
We have being able to secure a deal with MAB GLOBAL ESTATE LIMITED a profound real estate developer in Abuja, with various track record in site & services provision and housing development.

We have being able to conduct a due diligence on Mab Global estate lands and found it free from any encumbrance and revocation by the various agencies in the FCDA (federal capital development authority).

Nairalanders has being discounted to the tune of N500,000 for every plot purchased by a member.
Please do forward your names to the property moderator (lawyer) if interested and also specify the desired location (idu sabo or idu gwari).
Also site inspection can be arranged for.

On payment, you are entitled to:
a. Receipts (for: application form, land cost, excavation, infrastructure )
b. Allocation letter executed by MAB GLOBAL ESTATE LIMITED
c. Terms and condition

*CERTIFICATE OF OCCUPANCY will be issued by AGIS (Abuja Geographic Information System) to individual off-takers in the long run after construction. That will be based on the land size allotted for the individual buildings.

i will be bringing to fore further details about the area and environment of the said land locations.

this will highlight:

1. education facilities for those interested about their wards schooling

2. proximity to other social facilities

3. distance to city center

4. prospect of sales and rental values

5. security

mab global estate in karasana sharing boundary with gwarinpa. access is via gwarinpa estate or murtala moh'd express way which stretch from asokoro - aso villa - maitama - katampe - gwarinpa - kubwa - deidei and finally terminate in zuba

this estate is 54 hectares, construction commenced last year and is fully developed today with properties for sale in the secondary market.

For the first time I am endorsing an Abuja based Agent I have known for a while. He is very honest and trustworthy and I can vouch for him. For a year or so we have been working on getting something for our Abuja based Nairalanders looking for something to purchase that is free from wahala, reasonably priced and with good title and we have been able to get something finally and I must commend Hakir for the time, money and passion involved in making sure he gets something beneficial for Nairalanders. Everywhere we went, na so so land N40million, N80million, senators quarters this or big man area that but we finally found something very very reasonable and I will be glad you appreciate his efforts.

either idu sabo or idu gwari is about 20-25min drive to the city center.

abuja is adorned with numerious educational institutions both from private and public.

gwarinpa which is 5mins or less drive to idu gwari has ample good private schools(creche, primary and secondary schools)

while idu sabo is 5mins drive to turkish and baze private universities. it is also about 5mins drive to lifecamp and 8-10min drive to jabi and utako. private and public schools can be found in all 3 areas.

social facilities within close proximity are: jabi lake and garden, IBB polo club in gwarinpa, mutilple strings of eatries and shopping plazas in gwarinpa, jabi and utako.

2 enquiries:

1. After obtaining an R of O for the land, how do you now go about obtaining a C of O and how much does obtaining a C of O cost?

2. After purchasing the land allocation, how soon must development start on the land? Is the land revocable, after how many years?

thanks for the inquiry, firstly the land is in an estate. the estate title is R OF O, which is under the mass housing scheme in abuja. this scheme was designed by el-rufai administration to provide lands to various able developers to provide houses to the public. the various off-takers details are sent to AGIS and a bill for C OF O is prepared for individual allotee within the estate. the C OF O bill isnt ready now and will be determine by AGIS, so for now one cant tell the bill for the mass housing c of o but hence, mass housing districts are located within phase 3 and 4 of abuja, the bill shouldnt be higher than phase 2 which is 5000 per square meter.

you can start development immediately after purchase as the estate developer has already gotten global approval on the estate land, though the design approved is on prototype to make the estate uniform, but internal design alteration can be done on the buildings. the land is like anyother conventional land in abuja with a 99 years lease.

the estate is only revoked if the developer on allocation by fct did not develop the estate after a giving period, on search at AGIS you can determine if the estate has being rovoked or not.

I like your foresight about Kuje, same goes for landed properties everywhere but funny enough Kuje remains the same after almost 6 years of the prediction, quite unusual though! You are doing a great job, keep it up.

Kuje isn't the same judging from the first time I posted information on it. Land value has increased, private estates has increased,hotels are springing up, more developers are looking at developing in kuje cos of the influence of the airport. Development has started spreading from the airport to the main town and dis is having a good influence on kuje
