When I got the estimate my jaw drops and I feel I may need to know the total cost of this project.For foundation only (on dry land), I received an estmate of N2 million & N1 million for the 4flats 3BR and 4 BR duplex respectively.That is to cover both labour and materials. The 4flats 3BR dimension is 27m by 12m and duplex is 11.5m by 9.5m. Pls help me if this estimate is for real and likely estimate to finish the project.

Assuming that the 4 flats is 2 up 2 down.

Materials

For foundation, On 3 coaches blocks you need between 600 to 700 and on 4 coaches you need about 800 to 900.
The estimate that I use for cement is 1.5 bag for 80 blocks so do the maths.for concrete work, i tend to do 50-60 bags to a trailer of granite.(30 tonnes)
Assuming that he needs to have 4-6 inches of concrete before he lays the block then there is really no reason why he will need more than about 20-25 tonnes of granite(
where is the 100 tonnes) even with matting which he calls column and base.

For iron you need to find out what the current price is.


Labour
Carpenter should not be more than 10k for the matting
Iron Monger 20-25k
Bricklayer I tend to do a day as 80 blocks so it depends on how many he completes such that if 800 at 3k per day its 30k for bricklayer and 10-15k for labour I have seen people negotiate a better deal than this. 3k rate is lagos it might be that the rate for your area be 2k. Something that should cost no more than 60k and someone quote 595k( habba at this point i just tell am say I no dey buy meat and end the conversation)
Is it rock that he is escavating should not be more than 30-40k. Just an idea we dig hole for ground about 3ft for (six) 2 bed flat for 100k

Personally I will bin the estimate and next. You need at least 2 more estimates and you will start to see the trend and get an idea of the true costs.

It pains me that I did not know about Nairaland as I also paid this type of silly prices at the beginning.
