Our aim is to build a 3 bedroom hostel suitable for singles and students. Project is intended for commercial purposes and rentage. Our client is operating on a limited budget subject to N1.5m. We believe that with the best practices and cost cutting measures, given a constant supply of materials to site, this project should be ready in 6 weeks.

Our client wants to use this project as a test phase for our ability to deliver to him a 15 bedroom hostel that will cover one plot of land measuring 100 × 50 feet.

On the first day we deploy to site to commence excavation. Pictures..

Measurements

Dimensions of each room is ( 12 × 11 feet ).

Depth of foundation 2 ft.

2.5 ft at elevated sections..

We will also include estimated cost of moulding blocks as we intend to mould all our blocks. 1,500 blocks will complete this building along with its internal demarcating walls.

Cost of excavation.

Excavating a foundation is costed in partitions. A partition is 12 feet long. The building has 10 partitions. We got labour to do partinioning at N900 per partition. Cost of 10 partitions equals N9,000.

Block moulding.

Our choice of block for this project is 5 inch solid. Our choice of mix for the blocks is 1 bag of cement = 40 blocks.


Sharp sand = 15,000 per trip. (Modified)

It will take us an average of 37 bags of cement to produce 1,500 blocks to cover the project. The prevailing price of cement is N1,800.

37 Bags of cement = 37 × 1,800 = N66,600.

Labour is costed per bag of cement moulded. We sourced labour at N850 per bag of cement.

Block moudling Labour = 37 × 850 = N31,450.

Water for mixing is brought in by tankers at N3,500 per tank.

Blinding.

Concrete blinding is the process of pouring a thin layer of concrete over the floor of a new building; this can be over the hardcore or over the foundation itself. The purpose of this is to seal in underlying material and prevent dirt and mud from interfering with the structure.

We are using 3 bags of cement to blind this foundation. A mix of 20 being 10 headpans of stone, 10 headpans of sand to one bag of cement. Here we go.

Labour for the concrete mixing. N800 per bag.

Mixing = 3 × 800 = 2,400

3 bags of cement = 1,800 × 3 = 5,400..

Total = 7,800

Let me chip in something.

Most people think that building hostels in a one storey building arrangement makes one have more rooms per plot. Not in all cases. I will show in due course how a plot of 100 × 50 feet will contain 15 to 16 rooms all ensuite with parking space for 3 to 4 cars.

I feel it will be good to throw in the building plan with dimensions. That helps give a better perspective in terms of materials per size since there's no standard size for a 3 bedroom

Also, why are you using 5 inches block? Or was that a typo

Lastly, I thought mix ratios are 1:2:4 or 1:3:6. I don't see this come to play with your current blinding mixture

For an average sized 2 bedoorm house, we can experiment with N2.5m each. This excludes fencing, gate house(if any), outdoor german floor and raising tanks to high elevations and borehole.

Considerations : Will the rooms be all ensuite ? It depends on your taste? Would you want a wash hand basin inside your sitting room ? Will you want a separate dining room ? Will all the rooms be tiled ?

3 To 4 of such flats can fit in a 50 * 100 feet plot of land.
