Its not possible to assume BOQ and its unprofessional, don't let us spoil this trade and get this clients confused. how much is a ton of iron now N270,000/ton, How much is a Lm of 0.55 tower aluminum 3800/m, step tiles / m2 now is 3400, how much is a bag of cement lately @ 2,300/bag.
You can not assume BEME due to price fluctuation in Nigeria now. good finishes will will gup that 30m presently if you going for POP finishes for wall screeding and ceiling curnings, rendering, painting, good tilling finishing etc. remember the building is 6 unit of 2 bedroom flats.

Don't let us deceive all this clients lets tell them the truth, may be that 30m is for carcass don't know but remember he said with good finishes.

The advice is first of all get a good design and let the job be quantify by a Q.S.
