I always believe that an estate developer should be thinking about how fast his estate will sell out. To that extent, I believe that such a developer would want to get a cheap land of 60 Hectares and above that will make it convenient to sell bungalows (N30 Million Max) rather than an expensive piece of land that will make it necessary to build Duplexes and Town Houses that will sell for N40 Million minimum.

The Price per sqm of land dictates the kind of structures you can afford to build for quick turnover/sales.
