The conditions of sincere repentance repentance are more than mere saying astaghfiriluLLaah.

As the scholars have stated, the conditions of repentance are three:

# Total Remorse and Regret over the sin committed. This is the greatest and most difficult of the three conditions.

# Having a strong resolution not to ever return to the sin again, ever.

# Seeking forgiveness of the sin by saying astaghfiruLLaah and similar statements.

#If the sin involves the right of other people then a fourth condition applies and that is to return the right to the rightful owner if it's a property. If it's an evil speech such as insult, embarrassment, backbiting, slandering etc then he should seek the person's forgiveness.

If the wronged person is not available or more evil might arise from returning his right or seeking his forgiveness then he should give out an equivalent of the usurped property to the needy, this won't be recorded for him as charity. He should also speak good of the backbited our slandered person in gatherings to nullify his transgressions.

If a person repents from a sub-type of sin but still another sin but doesn't repent from the other sub types then he's repentance is not valid eg a person repents from fornicating with lady A but still fornicates with lady B, then he has not repented because the sin is fornication and he hasn't left it. The same thing if a person repents from dry gin but still takes beer then he hasn't repented from alcohol.

But if a repents from a type in its entirety but still commits another type(s) then his repentance is valid eg a woman repents from indecency dressing but still disobeys her parents then the repentance is valid.

As for the last case i.e the one who repents from one sin but still commits other sins, on the day of Qiyamah the deeds will be weighed and if the bad is greater than the good then it's a great misfortune but if otherwise then glad tidings.

It's obligatory to repent from all sins, and we should know that belittling of sins is one of the plots of shaytan to lead the believers into destruction.

It's also necessary to know that sins are greater than other i.e all sins are not equal but no sin is trivial.

The greatest of sins is to associate partners with Allah in his worship such as Prayer, hope, fear, reliance, love, seeking help, seeking refuge, swearing, repentance etc all belong to Allah no partner with Him.
