Nice tips when you are loaded. In Nigeria, mostly cities, the major determinant of your location is money (cash) If your above tips favour Island in Lagos and you have a lean budget that's not even enough to pay rent in such a place, tell me, what happens?

The bottom line is that, money(ego) is mostly the factor


You may be right. But let me remind you of 1998 when Redeemed Church organized her first ever Holy Ghost Festival in Lekki, the whole of that axis was waterlog, swampy and no real development. The access road to Epe then was very poor compare to what we have today.

But few years after that event, multinationals were strugling to get allocation in that vicinity. And today you know what it means to own a plot of land in that area.

The level of development will always attract government interest in providing certain basic amenities.

If you consider all you mentioned, then at what amount do you think one can get such land/property. No one dreams of getting a land where development is yet to encroach but when you consider the amount you have, you will be forced to do more feasibility study as some areas might have the above you mentioned in few years after settlement have started coming in. So it is not a must for a place to have all you stated before someone can invest or build his/her own house. You can be building your own house while it attracts others to built theirs thereby developing the area and as well prompt the presence of all you have stated.

9. Flood channels: Among all other factors mentioned by OP, Nigerians often neglect this all important factor and often end up as IDPs during raining seasons. Please consider the area you want to build and make sure it Is neither a water way nor place that gets flooded during the rains or you may end up building a home you will never live in.
