i was opportuned to witness the building of a 4room duplex,(since january) the site engr is a christian brother, who was very honest to the point that he had serious battles with the carpenters and iron benders who came to do roofing and finishing. these guys where over billing the owner in excess of over 50% of the original cost,they do this mainly by over estimating the materials quoted for the job.outside the decking and foundation, a duplex is just a normal structure. the extra cost of decking and foundation wont be more than 3-4m. dont be deceived.

so far we have spent about 8m. we have roofed and paid for iron fittings, plumbing and electricals have also been done. the only major thing remaining is plastering and p.o.p. just like someone earlier posted 2.2m for block work from foundation to decking, thats over estimating excessively. the issue is, if u know nothing about buildings, then am sorry u would get ripped off.

if possible ,do extensive background checks by URSELF before embarking on any project....nairaland has so many threads that would teach u many things about building. and if u can ,always visit ur site, or have a trustworthy person supervise for u if u aint around.

finishing also matters.......if u are not tiling ur walls front and back with expensive tiles or skreding evry wall or installing jacuzzi's in evry toilet ,baba.....9m will almost do it.

I laffed when I saw this post again. Funny thing is, I am currently building the same 5bedroom duplex and what I posted years ago are soo vivid.

Presently mine could cost up to 15m -18m to finish and the reason is that the cost of building materials skyrocketed after that time.

Cement jumped from 1500 to 2500
Rods added over 1000 across all sizes
Granite jumped....


Estimated cost of foundation to roof level 8m.
Foundation 2.5m
Decking 2.5m
Blockwork 2.5m
Miscellaneous 0.5m

Estimated for moderate finishing any 8m.

Mind U, a very close friend is the engr...most times he makes me do supervision by myself, and he isn't collecting any professional fees.

I am presently building my duplex (4 rooms, 2 sitting rooms and one gym)
My blood brother is the Engineer in charge of it and my Daddy is the one in charge of funds disbursement and when i am mot busy i do visit the site.

Lol, 8M won’t reach any where! The bidget is around 18M

Well...I checked your profile after I had responded to your accusation. After looking at half of the 99 threads you have created on Nairaland since 2016, I discovered that you are not a Quantity Surveyor and you know VIRTUALLY NOTHING about how construction costs of building projects are estimated. You also do not know what the present costs of construction in Lekki are, talkless of how much Duplexes are currently sold for in Lekki axis. There are many property sellers here on Nairaland, search for their threads and educate yourself, sir. Your online display of ignorance of obvious facts is not healthy.

Quantity Surveyors are collecting jobs of millions and tens of millions of naira in fees every day...both small firms and big firms...how are they being sidelined?

By God's grace, I as small as I am, am presently a consultant QS on a multi-billion naira Teaching Hospital somewhere in the South West...how are we being sidelined? I have done so many projects for Guaranty Trust Bank...how are QS being sidelined? I am QS and Project Manager on a Multi-storey project in Lekki...how are QS being sidelined?

LOL... like I said before...you are just speaking in ignorance. If you are part of the Institute in any form, you will know that QS are going places in this country. Please use Google and find out more about what Quantity Surveyors are doing in Nigeria.

The only place where QS may seem sidelined is on Nairaland because most people here are DIY specialists, literacy level about QS is low or below average and most of the time, many people here are looking for pro bono services. Fortunately, Nairaland may only account for 1% of prospective clients for a QS, thus, no problem with that.
