[size=14pt]QUESTION. WHAT IS A GAZETTE AND WHAT ADVANTAGE DOES IT HAVE FOR ME IF I BUY IT?[/size]

ANSWER. A Gazette works like this: Read Carefully to Understand it once and for all! wink

1. The Area in Question e.g Okun Mopo had a right of Occupancy i.e Global C/O before 1993 which Gave The families of Okun Mopo the right to transfer and sell their lands to anybody they wished.

2. In 1993, The Right of Occupancy or Global C/O of Okun Mopo was revoked by the then Military Governor of Lagos State Colonel Oyinlola through a Notice of Revocation to the affected communities including Okun Mopo because the Lagos State Government Acquired these lands for its personal Use and because the 1978 Land Use Act Vests all Land in the hands of the Governor, so the Governor was excercising that right to own these lands for its own personal purpose. Any Land revoked or claimed by the Governor automatically means the land is Under Government Acquisition meaning it is a very very bad buy by an Individual.

3. After 1993, the affected indigenes, Communities and Traditional Rulers of these towns, settlements and Villages in the Lekki/Epe Axis including Okun Mopo that their Right of Occupany was Revoked by the Governor appealed the Governor's decision to acquire their land and urged the Governor to Excise (Excise means to remove) their Towns and Settlements from the list of Lands seized, revoked or Acquired by the Lagos State Government.

4. The Governor haven listened to the Agitation of these Communities and Villages in the Lekki/Epe Axis affected by the Notice of Revocation of the Right of Occupancy, decided to exclude free from Acquistion certain Villages, towns and Settlements in the Lekki/ Epe Axis which also includes Okun Mopo Akinlade as One of the major towns excised from Acquisition and given back to the Family.

5. With this Gazette, you dont need a Certificate of Occupancy to own the land. Once you buy a land that falls under the Government Gazette, all you need to get in Future is  Governor's consent and not a Certificate of Occupancy again because the Communities had a C/O before it was revoked and since now it has been excluded from it being under Acquisition, it has been documented in an Official Government Document called a "Gazette".

You get the whole total package done under 3 weeks if everything goes according to plan and the surveyor will come and erect the beacons directly himself, so no qualms or problems envisaged whatsoever.

ANSWER. Nothing! Finish! Nada! (But the Baale did sound a note of warning that community development is an on going thing in every corner of the lekki axis to maintain infrastructures and promote new ones amongst the residents so it should be expected. He explained that its the existing occupiers of land bought by the new owners that helped create and grade the roads and supplying the current Nepa Poles and Electricity being connected as i write, so the community must be active to assist themselves and not wait for Government). So apart from that, there is no other hidden charges or fees expected!


[size=14pt]QUESTION. CAN I FENCE MY LAND AFTER I HAVE FINISHED PAYMENT?[/size]

ANSWER. A Very Resounding BIG YES! smiley

It is very Necessary to start fencing your lands while you pursue your Approved Building Plan. Let us be realistic, While these lands have no Omonile wahala what so ever because you are buying directly from the community and the baale, Man Proposes and God disposes. Security is Never man made and you must take adequate steps to protect what you own. You can't Pump N1.5Million for a land and leave it bare for months and years and expect one Omonile named Sikiru or Taofeek to continue watching over your bare land when everyone around yours is fencing it and developing theirs. That Shakiru you pay N10,000 monthly to look after your bare land, will connive with an Unscrupulous agent and sell of your land to an unsuspecting buyer and run away because you failed to take simple steps to further guard your property.

There is no place in Lagos that is Omonile Free but there are places where the Omoniles will live in peace with you, guide you, advise you on what to do, stand on your behalf, provide adequate security for the time being but Please dont push their patience and kind heartedness. Once an Omonile, Forever an Omonile.

[size=14pt]QUESTION. IS THERE ANY FORM OF INSTALMENTAL PAYMENT OR PART PAYMENT ?[/size]

ANSWER. No. The families Vehemently disagreed And it almost made them want to cancel this awoof. Its a first come, first get and enjoy The land . . . Sorry! wink


[size=14pt]QUESTION. FINALLY WHAT IS THE MODE OF PAYMENT AND PROCEDURE?[/size]

ANSWER. To be honest, i learnt 1 or 2 things in respect of the Okun Ajah Transactions and while everything was'nt as smooth as planned, i have decided to coordinate everything from the start to finish in terms of disbursing payments to the right people and obtaining the right documents and recipets to the buyers within a speedy reasonable time frame.

The only clause i demand is that everyone eligible for those plots must one way or the other see what they want to buy either personally or through a second trusted eye if you cant be there personally so that the person would be your eyes and ears for everything going on and you will partake step by step from the beginning to the end of the transaction. I dont believe in sitting on the fence and not knowing what should be done and how it is being done.

Dont every Come to Okun Mopo or Okun Ajah without taking a private tour to visit the Beach. You will be doing yourself a Great Dis-Service to Yourself and Nature! Even if it is 2 mins Inspection, ask your Tour Guide to take you there and i can bet my top dollar, if you dont spend the next 15 mins forgetting the whole wahala of Lagos on that Beach, then your not built to enjoy the pleasures of this life. Rather your a Full Aje Pako that appreciates only chaos and jagaga and Okun Mopo is not for you! grin

Okun Mopo is the Twin Sister of Okun Ajah. They share the same topography, beach land and environs on one straight stretch of road

The Picture in the Middle is a Proposed Radio and TV station like Silver Bird TV and we all know what a Radio/tv Station can do to the development and valuation of an Environment. Ask the owners of Silver Bird how much they Bought their land years back and how much now it costs to get a plot of land on the Silver Bird Street close to the Beach costs?

While this seems to be cheap, you also have to consider that it is by the beach. If you intend to live there, do not be deceived, you will spend so much money to fill up and prepare your foundation otherwise your house will end up SINKING. Anything cheap along the beach side has to be along 300,000 naira per plot. Anything above is expensive. Don't let anyone decieve you. You will spend more money to build your house than you would in any other part of lagos.

Lawyer and some handful of people are about the only people who can post their adverts on nairaland.
I dont know why people who have better and much reasonable offers adverts are pushed down the debris.
It makes me wonder where is the love in this country if someone as educated as whoever moderates the property section allows people to advertise crap like old naira notes to post their properties yet hide invaluable information posted from established real estate agents like myself.
I have heard several complaints. I could only say: nairaland is owned by people from Ogun state. They are all the same. Hateful scums.

Lawyer and some handful of people are about the only people who can post their adverts on nairaland.
I dont know why people who have better and much reasonable offers adverts are pushed down the debris.
It makes me wonder where is the love in this country if someone as educated as whoever moderates the property section allows people to advertise crap like old naira notes to post their properties yet hide invaluable information posted from established real estate agents like myself.
I have heard several complaints. I could only say: nairaland is owned by people from Ogun state. They are all the same. Hateful scums.

This is a serious allegation. Can we have the moderator's comments on this please? Seriously!

I'd advise anyone who wants to buy a land in this vicinity to be careful. I forsee Port developmental projects in future. Lagos simply cannot exist with Tin can and Apapa port alone.

Am sure you are posting this info. in good faith. However, i heard from a reliable source that there are problems at OKUN MOPO. I heard the families (Land Owners) are fighting over the said area. This is from one of the people mitigating the issue.

WOW!

For the first time i am actually away from Nairaland and i return to see a catalogue of Scuttlebutts and Rumours that cannot be remotely Substantiated by any of the posters accusing me of fraudulent activities and calling me nothing short of a fraudster and liar .

I have been to Okun-Ajah /Okun Mopo all day since 11am and i left there around quarter to 7pm jumping from one from site to another and having series of meetings with the owners and confirming the authencity and none validity of some of them and i come back to Nairaland to read all these accusations.

Anyway, i am tired, dirty, sleepy and Hungry and i need to go freshen up and eat something and when i am done, i will come back to answer all your accusations one by one and i do hope after i have replied through a counter - accusation with facts and hard evidence to back up my arguments and findings, you would do the honourable thing to either apologize for for your unfounded Scuttlebutts and rumours directed at me and this post for no just cause  or provide superior evidence to back up your arguments to show am a liar.

How many times will i repeat my self on Nairaland. I have said it over and over and over again including every post i endorse people to buy that they should do their own personal investigation to know what they are buying. I have said you should see what your buying, Know the land in Question, Meet the people your giving money to, know the documents your collecting and immediately start building the property to secure it. What is so hard to Understand there? undecided

Anyway before i come back to answer all your accusations 1 by 1, i leave the above posters barring Mr Fhemmy and Showbobo who took it upon themselves to help me moderate in my absence and balance the accusations by demanding proof before they nailed me to the stake. I thank you sir smiley
