Landlords quit notice is never abstruse as law gives time for the tenant to prepare before leaving.

Not much information provided abeg.

Lemme tell you what u need for Lagos:
1. Make sure u don't do so in dry season. You wanna go about it in rainy season to see firsthand the flooding status of the area. You don't wanna wake up in a pool of water or having to leave the house wading through a mini river or in rainboots or in a boat depending on the severity of flooding.

2. To make sure you don't get brain gay from the myriad sources of noise avoid being at/close to:
a. A Pentecost church
b. A mosque
c. A junction/park of bike/keke (honking)

3. Security.
Avoid junctions/Park areas. There will be higher potential for fights, potential dangerous gathering of "yoots" etc. If there's community security it won't be bad.

4. Never stay on the ground floor unless it is a new house and/or has well paved floor.

5. You'd better find a flat with a veranda for obvious reasons of ventilation. It comes in handy for your gen too.

6. You might wanna ask about power history there. Some neighborhoods are notoriously without power for severe reasons ranging from community relations with PHCN to overload tendencies and perennially faulty transformers.

Though, the Veranda is not meant for Generator (l would quit any tenant that dirties the Veranda or walls of their rented Flat with generator fumes and black oil), all Generators stay in the generator bay, for safety, cleanliness and peace of mind)

Also, you can ascertain the level of flooding or not, of a house/area in the DRY season, by just looking at the Walls closest to the base of the house. A Flood usually leave a mark of its highest level on such walls or the Walls are "greenish" with algae growth, from previous water ingress.

Most landlords have discovered that "House Agents" are just out for their Commission and as such, refuse to give their house to Agents, instead opting for "Direct Interview" (know your tenant, KYT) and then a Law Firm to tidy things up.

Most Agents would bring ANYBODY that can handover money quickly, to rent a house because as soon as that is done, their commission is guaranteed and they move to the next house! The Landlord is the one saddled with a bad tenant for years to come.

Every House is deserted and you can pick and chose!
In places like Abuja and Lagos or PH, the House would have been paid for and occupied, while you are still ticking the boxes, 1, 2, 3... grin grin

Check for drainage and how many sons Babes the landlord has

They may come as extra benefits but just make sure you have a backup residence handy cos if Landlord catch you, na that day you will leave.

Make sure you do your findings about the area/Neighborhood u choose i.e come back there probably in the evening and ask questions..
Beware of a neighborhood with Rampant robberies.
