No Risk, No Return; Our Guide to Land and Landed Property on the Lekki Axis [2]

The NEW Lagos & Lekki Free Trade Zone (LFTZ)

I am sure that most of you who will read this feature will already be very familiar with and possibly own land on the Lekki Axis. Areas like Phase 1 Roundabout, Admiralty Way, Ikate Elegushi, Osapa London, Agungi, Ajiran, Idado, Chevron, Victoria Garden City, Ajah and Abram Adesanya are synonymous with Land and Landed Property within the Lekki Axis. 

However, I would like to draw your attention and promote the parts of Axis which maybe unknown to you but are projected to have excellent margins of return. Since the last entry into the series of ‘No Risk, No Return’ about six months ago, we have identified sizeable changes to the landscape on the Lekki Axis. In addition we have noticed a change in attitudes to the areas we proclaim as the “NEW LAGOS”. Previously consumers and customers didn’t want to know about anything on the axis including Land that was beyond the Abraham Adesanya turn off. How times have changed. The next district after the turn off, Sangotedo has really developed in terms of the price of its land. Only as far back as year ago a plot was going for approximately N3m-N3.5m on the express. Today, the same cannot be procured anything under N9m (If you can find a genuine one). It is little wonder we are noticing a trailblazing rush of investors and buyers in a hurry to snap up Express side plots and enjoy the fruits of the future expansion into the New Lagos.

In the macroeconomic environment we have seen seismic shifts of the tectonic plates of Big Finance, Banking and the capital Markets. The result has been the bailout of banks and the write-off/waiver of Non-performing loans. The immediate effect has been the lack credit facilities that previously flowed in seeming abundance. This may have consequently led to a few distressed sellers of Land and Landed Property in the (somewhat saturated) high brow areas of Ikoyi, Lekki 1, Victoria Island and other parts of Lagos Mainland due their over exposure and enforced drought of credit lines.

The shifts have identified some price decreases in the aforementioned areas. However, the current economic climate has revealed the true store of value for investors. Home-seekers, investors and corporatists alike are rushing to be a part of the new initiative on the axis, reducing their exposure to collapsing capital market values and placing more emphasis on Land with high growth potential in their portfolio mix. In addition, we are seeing an influx big multinationals such as Ford several Chinese organisations are relocating their headquarters to the area (Check out the construction in progress next to Green Springs School on the Lekki-Epe Expreesway).

The area coined the ‘New Lagos’ are the environs, which encompass the Eastern part of the Lekki Axis are towns such as Imetalafia, Shapati, Eleko, Kayietoro, Ibeju, Bolorunpelu, Obadore, Akodo, Origanrigan. As well as others towns located near the Lekki Free Trade Zone. Prices of lands in these areas will continue skywards due to expansion that will be arriving.
