Why Should I Buy Vacant / Virgin Land? by INTEGRITYA1(m): 6:37pm On Oct 12, 2017 |
WHY SHOULD I BUY VACANT LAND & WHY IBEJU-LEKKI ? Happy Reading. Vacant land is one of the most overlooked and misunderstood real estate investments in this part of the world The simplicity and stability that comes with owning the right piece of land; purchased through the right channel, can far outweigh the myriad of problems that comes with any other type of real estate. If you've overlooked raw land as a viable investment opportunity in the past, you need to take a few minutes and get educated about what land is all about! RAW LAND IS A “HANDS-OFF” INVESTMENT. Have you had enough of dealing with tenants, toilets, bugs, mold, lawn care, leaking roofs, bursting pipes, broken furnaces, and the hundreds of other issues that come with owning buildings? Vacant land doesn't involve ANY of those things. Once you buy it… it sits there, it behaves itself, and nothing happens. LAND INVESTORS HAVE VERY LITTLE COMPETITION TO DEAL WITH. Are you tired of dealing with such stiff competition on every property you try to buy? Are you sick of getting outbid on every good deal you're lucky enough to find? Well guess what… there is virtually no competition in the world of raw land investing. You see… most real estate investors have their minds stuck on things like houses, apartments, commercial property and the like – because that's what everyone else does. Most investors don't understand the superior benefits that come with land and this can definitely play to your advantage. EXPLODE YOUR INCOME POTENTIAL. Buying land can open up the doors to finance your business though credit facilities, because most banks don't hesitant to finance viable business and having landed tittle documents (as collateral) to your name it's an added advantage through which someone can assess facilities to finance business. LAND IS VERY INEXPENSIVE TO OWN AS A LONG TERM INVESTMENT. When you buy a piece of land through the right channel with genuine tittle documents, there are no mortgage payments to make, no utility bills to pay. If you want to park your cash somewhere and forget about it, vacant land could be exactly the investment vehicle you're looking for. LAND GIVES ITS OWNER PEACE OF MIND. Think about it – land is a long-term, tangible asset that doesn't wear out, doesn't depreciate, and nothing can get broken, stolen or destroyed. Put all of these benefits together with your ability to buy it; then you can think of a better and secured future. THEY AREN'T MAKING ANY MORE OF IT. Most people don't think of vacant land this way, but the reality is – land is an extremely valuable resource with limited quantities available. Especially when you purchase land in the path of growth, you will find yourself with a finite asset that a lot of other people want to get their hands on. Stocks, bonds and mutual funds all make sense in certain scenarios, and so does land. If you go into this with the intent of holding the right property for the long-term, it can make a lot more sense (and be a lot more profitable) than any other retirement vehicle out there. Land Investing Is A Huge Opportunity PURCHASE LAND ONE TO FIVE YEARS BEFORE YOU PLAN TO BUILD. Pre-buying the land allows you to benefit from value appreciation, rather than paying that higher value later. Look for a development property with “no time-frame to build.” this is the best option if you want to pre-buy land with developer amenities and infrastructure. It’s important to anticipate all future development cost and eliminate surprises. When you buy from a land developer, the cost of infrastructure and modern amenities is part of the package up front - and because it is a shared community cost, it is less than developing the land yourself. PURCHASE LAND IN THE PATH OF GROWTH MARKETS. Owning land near prime or up coming growth areas means your property has a greater chance of increasing in value at a faster rate. Check the area for zoning, building codes, and other regulations to ensure the area will maintain its value for years to come. TAKE ADVANTAGE OF DEVELOPER DISCOUNTS. Some developers offer discounts for purchasing more than 1 property at a time, like buying 5 plots and getting 1 plot extra to make an Acre. It's an added advantage. “…small landholders are the most precious part of the state” - Thomas Jefferson 3 Likes |

This is a no brainer op, majority of Nigerians know the value and importance of buying lands, the problem is basically a lack of money to do so. Also, the massive rural to urban migration is causing serious pressure on land and housing in the urban areas which also leads to high prices of properties due to demand. For any serious buyer that wants to buy land or building in the beautiful city of Owerri or its environ, Galaxy Properties is here to ensure that. We have got an excellent track record and credibility. |
