In Nigeria, land is measured in Hectares, Acres, Meters and Feet. These measurements are affected by economic and development factors, human and environmental factors which could lead to mass migration and artificial scarcity of lands suitable for development. This article will enlighten you about the common terms like square meters (sqm), plots, acres and hectares.

Square Metres (sqm).

A land measured by square metre ranges from 1sqm upward. Some real estate developers can measure 600sqm as a plot of land while others measure 648sqm. In addition, another Developer can term 450sqm as a residential plot and 648sqm or 600sqm as commercial plot.
See the breakdown;
600sqm/648sqm = 1 plot.
450sqm = half & quarter plot or residential 1 plot.
300sqm = Half plot.

Measuring lands using square metres is the new trend in the sector in most places in this present day Nigeria.

Plot.

A plot of land is a marked out piece of land. According to Nigeria's land divisions, the appropriate plot for a house construction is 100 x 50ft. The size of a plot of land can vary for different reasons but according to Nigeria's land divisions, the appropriate plot for a house construction is 100 x 50ft which can accommodate a standard house with a small compound. In some places within Nigeria, a plot is measured as 120 x 60ft. Hence we have;
100 x 50ft = 1 plot.
120 x 60ft = 1 plot.
600sqm or 648sqm or 667sqm = 1 plot.

Acre.

The acre is the second most commonly used unit of land measurement in Nigeria (after the plot). It is a rectangular shaped 6 plots of land. It is almost up to a standard football stadium.
The breakdown below will make sense to you;
6 plots of land = 1 acre.
100 x 50ft in 6 places = 1 acre.
600sqm x 6 = 3600sqm (1 acre).

Hectare.

Of the common units of land measurement, the hectare is the least commonly used in Nigeria.
In fact, it’s the unit most real estate investors and developers struggle with the most.A hectare
of land measures 328 x 328 ft (100m x 100m), which is equivalent to about 2.5 acres.
Every layman will understand this below;
100m x 100m = 1 Hectare
328ft x 328ft = 1 Hectare
2 acres and half = 1 Hectare
15 plots = 1 Hectare
600sqm x 15 = 9000sqm (1 hectare)

When you understand these measurements, it will guide you anytime you plan to invest in real
estate in order to set the right budget on the particular portion you are buying, easily identify a
full plot and make a perfect plan of the structure you intend building on it. If you still have
