Chapter One: Introduction

1.1 Background of the Study
Globally, the construction industry around the world is witnessing tremendous growth. This is mostly influenced by the increasing demand for critical infrastructure which is considered as crucial to the economic growth, development and advancement of the society (Chia et al, 2011). Consequently, the investment by the public and private sector for hospitals, schools, public utilities and other associated infrastructure has increased rapidly in most parts of the world, including Nigeria and Africa where there is an acute shortage of critical infrastructure. A conspicuous part of the construction industry that has also witnessed tremendous growth due to the increasing human population in the rural and urban area is the housing sector. In fact, Nuarrual (2008) maintained that the demand for housing is one that would triple significantly beyond the 2020 benchmark.
