Ok, I paid someone 20k to evacuate all the dugged sand from the soakaway into the building and also paid about 58,000 to put pillers. These 58k covers 11 piller plus the front 3 pillers, the irons, cement, water, labour and also the carpentry work

I don't understand. You do lintel with just 50k?
50k for rod, cement, workmanship, woods , etc?

I am currently building my own house in benin and it's a 3 flat bungalow. The front is 3master bedroom, one self con and 2self con. I spent about 650k for lintel.. or am I being cheated cos the price I have been seeing is cheap eh

It's indeed a challenging year

So today I made a deposit of 300k as part payment for th roof

Accessories - 30,000
Installation - 50,000
Transportation - 18,000
Total - 803,600

And I pray for God's grace to finish this house

I am about to roof my house and it's a 3flat. I am budgeting 3.2 mil for it ,don't know if it's too much. I will want to do parapet and use metcopo roofing sheets.

I am really scared for this aluminum guys, what do you expect me to do to avoid being cheated?

I am at the roofing level of my block of 6 flats of 3 bedrooms in the eastern part of Nigeria and would love to get a second opinion from the pros in the house about cost for planking/roof covering. My project manager said the area of the roof is 600 meters and flashers 124 meters. The king post is going to be 12 feet and I am considering using the Aluminium 0.55mm long span covering. Plot is 510m sg and developed area is 204m sg. Can the pros please advise me of how many rafters, 2*2*12 (hard and soft), facia board and covering that is needed for this project. I was quoted Rafter x18-440 pcs, Rafter x 12 200 pcs, 2*2*12 (hard) 350 pcs, 2*2*12 (soft) 450 pcs, facia board 30. Construction is not my forte, so please help a brother.

I don't know I'm not a building engineer it was the recommendation of the engineer

But I used 9 inches for the external walls and 6 inches for the internal walls

You really need to take your time to acquire and equip yourself with as much knowledge as you can about roofing before venturing into it.

Let me tell you one secret, if you contract the roofing job to the "engineers/or whatever name they are called", they will be buying the wood batch by batch until the work is completed. They don't buy them once because they would not want it to remain. But when its you buying, they would force you to go and pack the whole timber market and drop for them. Then they will be wasting it any how.

Why is it so difficult to get a mortgage loan in this country, I have tried banks showing them every necessary documents to secure a loan with them all to no avail

Please can anybody give ideas on how to get soft loans payable in 5 years to build your own house

But why are people like this...... later we will all be blaming the Govt... when we ourselves are not treating each other very well.... thank God for your post.... Have been having headache regarding roofing cos of the Amount folks are qouting as of someone is Working NNPC

One thing about life is to remain focus, because distractions will certainly come your way
2020 is indeed a very challenging year plus i even lost my dad which is a terrible way to end the year
but in all things we move, after returning from my dad's burial i decided to roof this house even though
i dont have the funds, but God in his miraculous ways has just being making things work

Entertain no fear... make that move

May God Help this country, Price of materials are just sky rocketing
I started paying for the roof since November last year when the price of the roofing sheet was 1,680 now its 2,100

So we agreed on a final price of 1,800 and a new quotation was generated
<0.45mm Long Span.>
*Roofing 342m @1,800 =#615,600.
*Flashing 58m @1,800 =104,000.
*Cladding 62m @1,800 =111,600.
*Accessories =30,000
*Installation =50,000
*Transportation =25,000
G. Total_ #936,600.

Mean while i got quotation from 3 people one of them was 1.3m, 1.2m and 1.05
so my best choice is to go with the man i was paying

I Pray I'm able to roof the house by next week

Roofing Sheets - 936,000
Woods and Nails 451,000
WorkmanShip 100,000

Total 1,487,000

This is just because price of materials just doubled

And the dollar hike also affected the price of wood that is gotten from Nigeria. Always looking for opportunitiee to extort Nigerians
