There will be POP only for the upper floor where the ceiling noggings are. Since this is a commercial building to be rented out to tenants, we better put the finish touches that will mean the owner won't spend a longer time to recoup his investment.

Nearly N800,000. I also noticed today that POP materials are rising daily, I was charged N110,000 for 100 kg of sponge last week, today they insisted on N120,000, another importer told me N130,000 and told me that he isn't sure of the cost remaining same on Monday.

We used 0.45 aluminium, anything higher is not necessary for a residential house as this. Higher gauges are used for halls, factories, churches and metal roofing works.

Reminds me of something that happened earlier in the week. 18mm guage pan used in making door frames was 8200 in Nnewi on Monday,on Tuesday, Onitsha were selling 8300. Imagine costing a job last week when the pan was around 8000. You will end up eating the loss and that's why I buy my materials immediately I'm mobilized cause the client doesn't care. He too is experiencing rise in cost of his goods in his business

I prefer using this charka plates material for the entrance door especially when it is done without designs. Those things will last longer than the conventional designs but the clients want something trendy and I can't object to it. Use original 2mm plates and possibly 1.5mm pipes, then you have yourself something that will last till God knows when. The only downside is that they are expensive. With the below listed materials, each door will cost at least 25,000.

1.5 ¾ square pipes

Complete 2mm charka plates, not the market available ones

5" frame with 18 guage pan.

I believe that a total of N40m can complete this house, although I am fighting hard to cut this cost to the lowest amount possible as more people are waiting to commission me to build same plan for them, so I am aiming to see if N35m can complete this house till painting level. (From foundation till turn key.)

I have been following some of your threads recently. I want to ask what is the consequence of not spreading nylon on the decking slab especially the cantilever?

Good morning,

On the first question, we didn't spread nylon on this DPC because we are not afraid of rising damp or capillary action. This is totally a dry land set on hard rocky surfaces, we use nylon only where we have reasons to believe the dampness coming from the land will be affecting the DPC and the lower walls of the house. We spread nylon on the decking slab because we wanted to retain moisture in the concrete slab for a longer time to aid the curing process.

There is no disadvantage in increasing the number of blocks on top of the lintels if it was planned for from the beginning. An extra line of blocks will obviously increase the dead load of the house and the planning should have made sure that the land that the building will sit on can bear the extra load. Thanks.

Cantileres are also considered as suspended slabs, only that it's a protrusion and not contained in the core of the building, so it should receive same treatment as others. There are no consequences of not using the nylon cover, it will only mean that the slab will dry quicker, and probably not well cured like the one with nylon where moisture is well retained because the nylon is supposed to trap in some water and prevent it from leaking from under, helping the curing process.

But with rains falling every other day in this season, slabs will cure better.
