The value of a property fluctuates with time, mainly dependent on market condition, location, age, property condition and other facilities such as parking, garden, play area, security etc. Since so many factors decide house valuation in Melbourne, the price could vary from agent to agent, and definitely cannot be handled by a novice.

If a property is placed on the market, the main aim of the owner is to get the best, while the property valuers in Melbourne would be able to provide the correct estimate of the property and inform the seller, the price they can expect. The rough estimate would help the owner to decide the price so that they can sell it in the fixed time-frame.

It is important to hire professionals to get the valuation done, as they would have enough experience and local knowledge to assess the state of the property and provide the owner (both original and potential) with the rough approximation. These experts must have conducted such deals in their past and so would be able to provide an accurate value, better than online or national agencies.

It can be tempting for everyone to quote a high price for their house or other forms of property, but if a realistic price is not provided, the property would not be sold and thus the process of selling would be delayed. The agent would recommend the correct price so that the property could change hands with ease and no hassles at all.

If the unrealistic value is stated, the property could become stale in the market and as time passes by, people would lose interest in the property and it would become harder for people to sell it. Few may assume that the property has issues and would not even look at it.

It is important to trust the valuator in this regard, as they would not lose or gain anything by quoting a higher or lesser value of the property.
