I have a building project yet to be completed for over 5 years now. It is a 3-bedroom bungalow. Please any suggestions on how I can raise funds for the completion will be appreciated.

No, not a Nigeria of today. For a modest 3 bedroom with big master's bedroom and all ensuit you will probably need like 20m...

NB:

Gerard roofing sheet
Parapet
POP
Fencing
Electric security wire
Plastering
And others ...

6 inches block is around 300 while 9 inches is 400+. Based on calculations, you will need like 4k+ for a modest 3bedroom with all facilities and at least 1500 blocks for your fence if not perimeter fencing.

We haven't talked about sharp sand, German floor, and others.

Just make sure cost first principles will not lead to the kind of tragic incidents that we unfortunately see all over Nigeria.
The quantity surveyor/cost controller should never take the lead on any project.
Oga, don't start this way.
You are setting up yourself for a lot of compromises in a highly inflated, fast price rising economy.
You will end up taking serious risks.

it can’t build shit, cost of materials have skyrocketed, in 2015 we used 6m to build 4 bedroom bungalow with finishing touches.
Forget ogun state, use that 10m to purchase land along lekki epe express, from sango tedo to ibeju lekki that’s a fast developing area. Then hustle more while u build your house little by little. Don’t build where u will regret in future.

What's your understanding of duplex?

Is this what you mean or is it something else?

Yes it should as long as u make it simple and u cut your coat to size. Don't build a duplex instead go For a 2bedroom bungalow, (if u are lucky u can get 3rooms)
Also u don't need a full plot of land, half plot in Epe, Ikorodu, Badagry,Ijebu Ode, Imota and all these outskirts areas of Lagos will do.
Keep it simple and realistic and u 10million can do

It's feasible inside inside Ikorodu e.g Saw Doctor, Maya areas....

Get half plot at 1M/2M .

Pay LASPPA, LABSCA and Safety Fees= 500K at least

Do your survey plan with the given family receipt (You can do provisional survey); and then get an architect to design your bungalow = 200k

Use the rest for your bungalow building.

Buy your materials yourself. Only pay Engineers supervisory fees

HI.

You'll need to be specific about the type of housing you're looking at.

And since its land inclusive - you'll need to deduct the cost of the land yourself (and leave just the building budget for debate).

from experience I THINK ..... (let me hold that thought for now).
