Get a design that fits into your budget at less competitive location.

Things are very expensive this days. I suggest you go for a property probably uncompleted building and finish it to your preferred taste. It will be later accumulated to your budgeted amount or with little bits difference. If you need one at ogun state, ijebu ode to be precise at a serene environment, there is a standard 3bedroom with 4toilets available for sales at iwata ijebu ode. Yes you can complete 3bedroom flat Projects within Ogun State on 100kpa or 150kpa of Land

1, Land for N2,000,00

2, Clearing N10,000

3, Assume Total lenght for Foundation trenches is 130m_ Excavation N60,000

4, Assume Total lenght for Foundation trench is 130m, Concrete volume for Blinding will be 6.5cum therfore 6.5x 50,000 = N325,000

5, Assume 3,000 blocks @400 each N1,200,000

6, Briclayer and Labourer for erection of 3,000 blocks budget N300,000

7,Carpenter/material for linter note let the carpenter come with his planks budget N80,000

8, Ironbender/reinforcement for lintel bugdet N120,000

9, Briclayer/ material for Casting budget N150,000

10, Roof and roofing material budget N1,500,000

Hummnnn!!!! Obviously no need for cement, sand and gravel? Town planning, LGA developmental fees and omo onile etc....Op, do make your findings right before you embark on this project and learn the hard way. Some people can push you with unrealistic hope just to feed their stomach.

To make the 3 bedroom fully up to perfect standard and built to perfect taste, one can spend that much but no look at that to discourage you. Build on with the 10 million buying things yourself, doing blocks, sharp sand, granite, etc yourself

Several factors will determine that namely location, type/scope of building and quality of finishes.

If you are referring to a bungalow below is a rough guide (location-ogun state)

Size of plot - 36 x 9m ( half plot)-324 sqm
Cost of half plot - 600k - 1.5m depending on the are

Size of building - 25m x 7m (3 bedroom bungalow- one unit)= 175 sqm

Current reality is that 1sqm = 200,000 naira

Therefore cost of building= 175 x 200,000 = N35,000,000 (external works inclusive with average material finishing for the building)

Add the cost of land -1,500,000

Add contingency- 2,000,000

Total - N 38,500,000

Note that you can reduce the rate to 1sqm = 150,000 but not advisable

Go to Abeokuta, it is the best... I got a clean land in Abeokuta-South (N1.3m including lawyer's fee, survey, community development levy, & the deed of assignment).

I am from Edo State, where they ALWAYS steal people's land. I found peace in Abeokuta. I have fenced the land all around with a gate. The community & my sister in-law monitors it. It is a dry land.

Cut your coat accordingly...


Yeah Abeokuta is a nice place. Also Osogbo is a cool environment too with 20hrs of light steady every day.

As an Architect I am, Yes you can achieve that and still have some fraction of money balance behind, if only if you used a good and qualified person that knows how to manage cost , e.g
if the cost of of land is 2million naira or below, then you can decide to build , three bedroom flat : from foundation to dpc = 600k , from dpc to roof level = 500k, then roof carcassing and roofing sheets plus workmanship, 1.2m, if is (comtemplaty roofing) plastering works = 800k, All finishings works (moderate finishes)= 2.5 million, all plumbing works and fittings installation = 800k, All Electrical works and fittings = 850k, painting works = 700k( depends on the paint quality) Total = 9,050,000 ( nine million fifty thousand naira only) you may also hv more balance if you manage it well

I think this will be a bit difficult ooo, if the cost of a cement is N4700 also 1.2 m will be too small for roof, it also depend on the kind u want to use.

Dimensions in the building plan, choice of finishes, type of land and location of the site are the factors that determine total cost of building.

As an expert, I will advise you get a building drawing of your choice, contact QS for the BOQ to get a feasible Budget. Meanwhile as you plan, plan towards buffer cost as well because cost of things increase constantly in Nigeria
