The fact is, the topic is there for everybody to discuss and express their views, but some of you just can not do that without yelling my name all over the place as if I owe you losers something.

Keep yelling my name and I'll respond accordingly.

This is low cost housing, but guess what, the same sad and negative losers you see in this thread were there yelling and losing their mind.

I wonder what is more small minded than running around defending and celebrating useless and incompetent people pocketing taxpayers funded salaries with nothing to show for it, but turns around and go crazy over the ones that are actually doing something?

Just what?

What do you really care about and what do you really represent? Failure and incompetency of course.
Re: Fashola Commissions 72 Units Of 3 Bedroom Flats by werepeLeri: 8:59pm On Oct 14, 2011
^^^Crying baby. So in your mind, Fashola's government should be clapped for by everyone. How can anyone in his good mind even think like that?

Only a fool will say Fashola is not pocketing tax payer's money. He is doing so in billions. LOL. Commissioning projects funded by the private sector here and there and seeking applauses. Abeg - curse all you want, it doesnt have any effect on anyone, because for all i care, you are just one of the people who sit behind their cheap computers to talk jazz on cyber space.
Re: Fashola Commissions 72 Units Of 3 Bedroom Flats by EkoIle1: 9:40pm On Oct 14, 2011
No need to hide behind your ignorance and insecurities, we did not ask you to clap for fashola and that's not the subject matter here.

The fact is, we are all entitled to our views, but that doesn't mean our views should remain senseless without basis 100% of the time.

The people you support and worship on NL are incompetent and yet to lift a finger to deliver on behalf of their people.

GEJ was the deputy governor of a state, he was the governor of a state just life Fashola, but you can not give any kind of list stating what GEJ delivered in behalf of the people of his state, not even as the president of Nigeria, but we see you and your mindless rubbish every time the title reads, Fashola commissions this or hands over that which we do nearly everyday, meaning he's about the only governor delivering something consistently, this you can not say about the people your put on the pedestal.

The joke is really on you because every time I see your empty and shallow rubbish, it just tells me that you are not to be take seriously, you a nothing but a hollow joker with no meaningful core beliefs and convictions, you represent failure and incompetence.

I still don't know what your gripe is in this thread because it's very senseless and unfounded so far.

Btw, Fashola as a sensible governor recognizes the importance of partnering with the private sectors to deliver what the state can not handle at any given time, but the fact remains that your assertion was silly and ignorant and I show you the reason why,

The thread below list tons of projects delivered by the governor and I need you to show us how many are private projects. Please do or remain a lair,

35 million naira. The average Lagosian cannot afford it. It is clear that this project was build for the "elites". Even bankers and oil guys cannot afford it, so whats the point
I love Fashola tp bits because I have not seen a leader like him in Nigeria but this project is "useless" as far as the average Lagosian is concerned, But obviously, the internet Lagosians will sing his praises as if its gonna affect their lives positively.

As for the insults, they are just wasting their time. Just because I like the man does not mean I should turn a blind eye to what, according to my judgement, is wrong. Objectivity is the key to make Nigeria great!

Without any question, system in Nigeria is designed for citizens to mostly steal or receive bribe to be able to live comfortably. However, I think btw 22m and 35m luxury flats for this area isn't too much.
Middle class with job should be able to handle it if mortgage at reasonable interest rate is also available.

Average luxury house in this area goes for at least 180m, while luxury service flat goes for 100m. I think the idea of the project should be viewed as positive development.
Re: Fashola Commissions 72 Units Of 3 Bedroom Flats by Laajman(m): 10:25pm On Oct 14, 2011
Its hard to fault BRF's argument about redistributing wealth- although I can't imagine how much
traction they'd get from this given the scale- 72 apartments. I'd expect that BRF explores more viable means of raising funds for mass housing.

Given that BRF seems bent on "redistributing wealth" a great idea would be property taxes - and I don't mean
those tenement rates collected by LCDAs.Developed cities do this eg. Toronto levies an annual tax of ~1-2% of the property value on all residential properties.

Imagine how much LASG could make from this. Using a very conservative estimate of N1Trillion as the value of residential properties in "Gidi, that would amount to ~10b, which can be deployed towards cheaper mass housing.
Rich folks in Lagos don't taxes anyway, might as well catch them via their properties.

Just my $0.02 - LASG might already be working on something like this. I'd leave it to Eko_Ile and his ilk to enlighten us,

The Mortgage facility allows the opportunity to spread 70% payment for a minimum of 20 years. BTW, the houses are not for low income earners.  A plot of land in Lekki will be in tens of million. A good project all the same.

Hope to see more housing schemes targeted at low income earners.
Re: Fashola Commissions 72 Units Of 3 Bedroom Flats by BigB11(m): 10:41pm On Oct 14, 2011

Re: Fashola Commissions 72 Units Of 3 Bedroom Flats by EkoIle1: 10:42pm On Oct 14, 2011
The point according to the governor is to make money of this project which he intends to divert to other needed social services.

This is basically a money making project for the state as stated by the governor. There are a lot of things many people can not afford in Nigeria and all over the world, but that doesn't mean others can not afford it. Markets caters to all levels of pockets, not just poor and middle class pocket. Other entities are building the same thing and making money, so why not the state? This is part of their investment portfolio .

You have nothing to worry about, people have every right to voice their opinion and I do too, but it's a different case when people leave and replace the topic with my name just to score dome cheap points.

These people know thelmseves, I basically finish what the start.

Really? 70% over a minimum of 20 years? Then I guess the 30% has to be put upfront, right? Hmmm, imagine 30% of $35million as down deposit? shocked shocked That's really serious.
Re: Fashola Commissions 72 Units Of 3 Bedroom Flats by Depilot(m): 10:56pm On Oct 14, 2011
Yep, how the flats are distributed should be the main issue, or else the whole show will go down just like how 1004 flats were distributed by Tinubu's gang-starr a few years ago.
I mean, 70% of the flat will be purchased by the big dogs, with the plan to either lock them up for some time or re-sell them @ more than double price in a few years.

A flat in 1004 building was going for about N18m, but now you will be lucky to get 1 for N100m. The rent over there is also up to N5m per year.
I know at least 15 people, politicians and civil servants, that own up to 10 flats each in this same 1004 complex.
At the end of the day, the politicians sold the flat to themselves, friends and families. I hope Fashola will not allow Tinubu method of operation to take place with this new 72 units.
Re: Fashola Commissions 72 Units Of 3 Bedroom Flats by jason123: 11:14pm On Oct 14, 2011
^^^ Mister, what has 1004 estate got to do with this topic?? undecided
That estate was owned by the FG and it got privatised, simple. This is a totally different scenario.

Secondly, how can a locked up house be resold at double the prize?? Even to a theif, it does not make any economic sense.

But, I agree with you on he part that most of the houses will be sold off to their "friends".

manny4life:

N35million? Damn, what can I say? I guess it's for the rich though, those who can and will pay for it.

Real estate in Lagos is not that expensive. Its just that it is very cumbersome and a lot of "egunje" here and there. But 35 million? Nah! I rather buy a 4 bedroom house (needs to be refurbished) in Ikorodu for about 5-8 million.

^^^^^^^^^^^^^^Oga, this is Nigeria.
Federal government and state government operate on the same platform of corruption.

1004 complex is different from the new 72 units, but that doesn't mean that the same corrupt steps can not be followed to distribute the units.

A good parts of 1004 flats were sold to Lagos state politicians and civil servants.
Re: Fashola Commissions 72 Units Of 3 Bedroom Flats by Depilot(m): 11:25pm On Oct 14, 2011
1004 flats that were sold to mostly politicians and civil servants were locked up for more than 3 to 4 years, and are now being sold @ a ridiculous amount.
Re: Fashola Commissions 72 Units Of 3 Bedroom Flats by Reference(m): 11:28pm On Oct 14, 2011
Government cannot and should not be building houses for people. Our population even at state level is just so out of control that it will bankrupt government.

Nigeria cannot at this moment adopt socialism. Housing must be seen and engaged as a commodity for market forces to bring it within range of the poor.

This is why I'm in full support of the government's PPP program. The government provides land, guarantees and documentary advice while the private sector does the business.

I particularly like and have advocated (even on this forum months ago) the building of up market housing first and ploughing profits back to subsidize low cost housing. The same model was adopted in the GSM rollout, premium service first to high value customers then to the poor.

This is where government returns and I would advocate for a housing regulatory commission to ensure government's partnership is not hijacked or derailed.

Good one, Lagos State. I do hope the Lekki road is fully privatised. We the people must remain relevant to our development.

Whats 1004 got to do with this anyways? And who cares if they put it up for sale @ 1 billion dollars? The idea is to make money and recoup their investment. They obviously didn't set out to offer these houses to poor people and Nigeria is not only foe poor people, their are rich people on Nigeria to. Other people are making money within the same market so why should the state not invest and make money?
Re: Fashola Commissions 72 Units Of 3 Bedroom Flats by Depilot(m): 12:10am On Oct 15, 2011
^^^^^^^^^^^^^^^^It makes no sense to make money in the name of "we are trying to develop Lagos state" if the money that is being used to buy these units is also being stolen from the Lagos state government.
Got it?
The bottom line is: if these units are sold to politicians and their friends and families, it means the money used to purchase the units are stolen from the state or federal government. This method of operation is called "MERRY-GO-ROUND" in Abuja.
I have witnessed this type of operation more than 100 times.

1004 complex is used as an example. It doesn't matter if the project is executed by the federal government or state government, as long as corrupt steps are taken, the project is the same sh1t.

Only foolish and irresponsible governments sits on their hands while reffusing to invest, make money and brodens it's tax base. Where do you surgested the state get money for school, hospitals and social services from especially in a state like Lagos where the state is shouldering the countrys burden by absorbing daily nigerians from all over the country. Do you this when people cross into Lagos, the bring their infrastructure money with them?

Or your idea of public administration is to go banckrupt? I don't get your point.

Btw, it's really impossible to have a sane and rational debate with since your usual and regular arguments is always about Lagos state leaders stealing money, you are just not a fair and ballanced person in this area.

Your presence on NL and only debate is always about Fashola and Tinubu stealing money and youve introduced the same sentiments in this thread. I can not debate such baseless and irrational sentiments base on what you think might happen or not happen .
