Yeah, th ere is a significant difference between P.O.P and pvc. Cost of P.O.P is like double of pvc cielings.

@ euromillion, I think it would help us better in solving your querries if you can be more precise with the description of your building. What is the size of the building? (Length and Breadth), dt way we can quantify the materials according to the thickness of the slab. Can you pls confirm the thickness of the decking pls? Askif it is 6,8,9 or 12 inches. 6 is okay to start with but pls confirm. Thank you

Euromillion, your guy is using your fund the best way him sabi use am. Forget about the materials, look at the labour charges. Isn't that too much and unrealistic.

Iron bender - 250k
Carpenter - 250k
Labourers who will do 50% of the work - 50k

Binding wires - too much. What are you binding?
200 planks - ? ( I doubt that will be enough. I used 120 planks for a 2 bedroom flat. Won't there be beams? If there won't be, then where are you using all the 7.5 tons of iron rods.
350 bamboos sawned into 2 is 700 to be used on 200 planks. Your quote defies logic sir.

Why do you need 1/2 ton of 8mm? Even if the thickness of the slab is 8in.

He said 6inches thickness AND it is average size 6 x 3 bedrooms flats 3 floors or 3 storey as it's called here was the original plan,I have told him,he must produce the full dimensions or I will stop the work,Man am stalk with this old man,I can't fire him but one thing is for sure he will not work for me again in other projects.

^^^Meaning you haven't seen the plan of the house.

Bros, you're not stalked anywhere. Just do the needful. Change tack!

Stop the project and ask the man to produce the working drawings. Get a QS to provide you a Bill of Quantity for the remaining stages. Also, get a building inspector to access what has been done so far.

It seems you don't have a budget for this project. That's not right!

- Break the project into stages.
- Pay as milestones are met.
- Speak to building material suppliers on NL and supply as needed.

Remember, you're the project manager.

The concrete mixer is included in the cost. It is the headache of the person casting, not yours. Why should you hire for him when he's going to use it?

Why not allow him to bring his machine that he's sure of?

Na wa o! 140k for mixer at Ikotun. I've never paid more than 20 - 30k for concrete mixer.

The dimension of your house can't be more than 12 x 25m. At that size I won't spend more than 150 - 170k on casting (mixer and labour inclusive)

@euromilion: sorry for the lateness in response @ brabus is very right with the prices he has given to you, as much as you are looking for people to trust with your project you need to help them to be honest by keeping a check on them, I think there should nt be any reason why you won't have the architectural drawing of your project, that way we would have been able to sort so many issues.
1. If he is giving you a 2 no of 3bedrm flat on each floor meaning he's doing the slab for the first floor which shldn't be more than 45m3. He should not use more than 200 bags of cement(given provision for extra 30bags). Which @ 1,900 shld be abt 380,000.00
2.Sharp Sand of about 30 tonnes @ abt 80,000
3. Granite of abt 40 tonnes
4. Labour of Iron rods should never be more than 100k
5. Carpentar in that area shld nt be more than 80k@ most 100k
6. Labour for casting of the slab would not be more than 100k mixer inclusive (you have no business with the concrete mixer, except you want to buy for your future projects).
But pls you have to put into considerations that whoever is taking care of your project is entitled to a professional fee of not less than 7-10%(depending on your relationship n negotiation skill).
If you can get the drawing of the project or somebody to take a physical measurement of;
1. Length X breadth of the whole building
2. Length X breadth of a typical room
3. Number of rooms expected
4. Number of Floors.
Our in-house Q.s will be willing to give you the b.o.q frm the present state to the end of the project. From milestone to milestone and according to your understanding. Be careful and God see you through.

Lazy bricklayers do 100 blocks per day. As for me I do N25 per block and I have guys who can do a standard 3 bedroom flat in two day.
