For the deed of gift, it is a legal documentary way of evidencing that a person has given you money, freely, voluntarily, for you to use as you wish and without any reversionary interest(does not expect it back).

I am a lawyer and any lawyer can draft a proper deed of gift for you.

I have evidence of many people that have used even a mere letter of explanation to address this and got PPR shortly after. I can share them with you.

I am eager to learn from you but It is important that you please send across proof of "the someone" that used a letter of explanation to clarify this and still got rejected.
This is 2020,let us discuss and not argue.

The officers are not there to embellish your case which is why I encourage everyone to make good use of their letters of explanation. All that have made use of their LOE without any further proof got their PR. Kindly refer to the pictures I attached. There are more incase you need them.It is well with you Sir.

Use your letters of explanation very well.
As long as your LLB, Bachelor of Law or professional degree has been VERIFIED by the evaluatory body, rely on IRCC's definition of professional degree.
For the avoidance of doubt, even if WES or another evaluatory body gives your equivalency to the contrary, attach an LOE and proof of reference from IRCC's website or Twitter.
