If you are referring to a bungalow below is a rough guide (location-ogun state)

Size of plot - 36 x 9m ( half plot)-324 sqm
Cost of half plot - 600k - 1.5m depending on the are

Size of building - 25m x 7m (3 bedroom bungalow- one unit)= 175 sqm

Current reality is that 1sqm = 200,000 naira

Therefore cost of building= 175 x 200,000 = N35,000,000 (external works inclusive with average material finishing for the building)

Add the cost of land -1,500,000

Add contingency- 2,000,000

Total - N 38,500,000

Note that you can reduce the rate to 1sqm = 150,000 but not advisable

You can simply hold a meeting with legal practitioners with your landlord present so you can have an agreement with him on how to share to money you will be paying by 60-40

The only place i fault the landlord is, immediately he opened the new postpaid acc, he should have removed the tenant from the prepaid immediately and put the tenant on the direct line. let me teach you something. you have 8 tenants, give each of your tenants individual prepaid meters, now for your security post, compound security light and borehole, put all this on the 9th prepaid meter, then charge your tenants service charge, the service charge should cover prepaid unit for powering the 9th prepaid meter for a year, the service charge should also cover cost of sweeping the compound for the year, also cost of evacuating dustbin etc Dont power borehole, security light for your tenant, know be philanthropist you be.

Wrong sir, you cant use points when it involves just two families or even more, most importantly, you cant use points when nepa themself is not using points to bill the house. for example a house is billed 18k monthly, the said house has 1unit of room and parlor self contain and 1unit of two bed room flat. For me, the 18k should be shared equally because even if the two bed room decides to discard all the appliance in his house, nepa would still bring the 18k monthly. Most time, as a tenant or landlord, you have to reason the logical way out. As for me, my logical way is, each apartment has its own prepaid meter, but i go bill you correct rent.

if you are using post paid, you both will share the bill equally because nepa doesnot read your usage to determine how bill. But if you using prepaid, its better your landlord pirchase your own prepaid meter.

People always think landlords are wicked, but from my experience, tenants are more wicked than landlords. If you can avoid tenants by all means, avoid them! Afterall, no matter how much you're collecting as rent, most landlord won't recoup the money used in building the house before they kpai!

In all my house, no tenant can bypass. Them know born you well. You can't incure debt for me, they only incured debt when prepaid meter was not avail then. One of my structure, I have 15 prepaid meters, each tenant to his prepaid. You can't bypass, I dey come around and check my house. Any tenant when get AC, dey connect it to there prepaid meter, if I catch you, hummm you know know say landlord dey get madness. One time tenant kept 430k for me, I paid it, all the tenant that left the debt packed out, na so I give all new tenant individual prepaid and I paid the 430k debt, shey me when done wise, another side dey kept about 1.1M debt for me, as prepaid come out, I locked all 8 acc nos to prepaid, there by know more monthly bills, then I distribute the prepaid to tenants according to how them done stay long for the house. Now the debt is around 690k now. As them recharge, NEPA dey collect there 50percent.

I will advise you to talk to your landlord about the debt on the meter, you can't really blame the landlord because he wanted the tenants to have a separate meter which is ok. Since you've been paying the landlord your energy bills regularly, I think he shoukd have made you guys aware that he has gotten a different billing account for you the tenants. And you should have been paying on the new account instead of him still collecting money from the tenants to buy token on the prepaid meter he's sharing with you. As soon as he is making moves for a separate account, he should have separated the connection from the pole and you guys should have been paying on the new account. The best thing is to share the embedded bill on the new meter to all of you hitherto using his own meter. Make sure you have your points as you approach him.

The landlord should have disconnected the tenants from his prepaid meter the very first month he applyed for a new postpaid acc no, as he disconnected the tenants, he would have connected the tenants to the pole directly and once NEPA bill comes monthly, the tenants go sort them self, if them know pay the monthly bill NEPA would disconnect there light every month, and by the time the tenants prepaid meter is installed, any debt on the postpaid bill will be put on the prepaid meter...

The truth is, the OP landlord apply, but the prepaid meter was installed like three months later, so NEPA billed the house for the three months. Nothing concern the landlord, the landlord done do the right thing by buying prepaid meter for una. For my place, each tenant dey on individual prepaid, and there rent na 100k per year, so na only this tenant go clear the bill, nothing concern me.

The way it works, once you register a house for meter, am talking of postpaid meter, NEPA will start billing you. From my experience, after the OP's landlord registered the acc, it took the landdlordmonths before the prepaid meter was installed, due to this, the postpaid acc was billed monthly, that was while you had debt on the acc. On my own acc, nothing concern me, the tenant go pay the 16k, I opened account for the tenant, not for myself, once the 200unit when follow the prepaid meter come finish, the tenant go dey pay the debt as him dey recharge.

OP the account was opened for you guys, the landlord decided it's better he moves his tenant to there own prepaid meter because of wahala, so make una pay the debt....

The most important thing is, it's a fresh acc, meaning the postpaid acc was newly open.

As a landlord, this is what I do, I charge my tenants heavy rent, if you want me the landlord do be fixing pumping machine and be replacing a spoilt pumping machine, then ready to better rent. You can't be paying 10kobo rent and expect the landlord to come and spend all the rent he collected in fixing issues for you guys. Don't use that top gas again.
