Also am gonna send what I have, because am most am moved by your situation. Am also moved because I have being in your situation before. Mine situation was worst, all I had crumbled, know body to run too, to eat was hard.so when I read your story mine conclusion was, even if you where lying, the fact is hungry dey, if you where not hungry you will not come online begging.

Sometimes we feel because we are suffering, then we use it as an excuse not to want to help other people suffering. Someday,I will write about how I got married to Nairalanders. When I wanted to get married, I still leaved in the house I grew up. Its a two bed room flat, Dad was late, two of mine sisters where married, but mine mum, mine sister and mine brother was still around. I told mine wife I wanted to still stay in the family house, the house was very cheap, so I told her,let's stay here and use the opportunity to save, build our own house and accomplish things. She agreed,I must say the truth, it was hell for her, but I thank God, she loved me more than she even loved herself. She endured with me, when I say it was hell, I mean it was hell for her, I remember there was a time mine younger sister called her Ashawo, they fight most times, even mine wife and mine mum had the same issues, but she loved me so so much. I will always beg her, talk to her and we would move on. Today I have built a two story building for her, atleast yearly she gets a rent of atleat 3M yearly. I also built another one that has 25units of room and parlor self contain for her. I also have another 10units of room and parlor self contain that I also built for her. We still leave in the same family house even as am tying this message. But now my mum has moved out and the house has being given too me. We leave very happy, when we look back when we started dating and where we are now, we just laugh. The funny thing is, the house we get 3M rent yearly was built in the area we grew up. We both grew up in the same area, so people seems to be surprise that we where able to build such a house despite they know our levels when we started.I was wearing a very tattered shirt and trouser daily.I used to eat beans 30Naira and yam 20Naira. Am only saying this, just for the readers to know that, the way a man starts might not depict how he would end.

Back too OP, everybody has to write there own destiny. Your sister might move in with him and along the line, things will fall in place for the better or get worst.one weapon that will see them through this journey is, if the guy loves your sister dearly. For me mine marriage would have ended if not that I love mine wife. Family members would try and say bad things about your sister to her husband,but if her husband loves her, he would know they are only trying to manipulate him. Even till date mine brother tells mine wife jokeinly that they know she has washed something for me to eat. They tell mine wife that, that place she went to get her powers from that they also know the place. Each time mine wife tells me, I just wave it off because I know what they are trying to do.

Moving in with him in the family house mine favour them and it might not. But I must tell you, its not going to be easy... Am telling you from experience, if your sister wear fine JUDGE, hope I got the spelling right, the husbands mother would be eyeing her, because the husbands mum know the cost of the JUDGE, So she would be saying your sister is eating there sons money. I will end it here and I will tell you guys also how I married mine wife and how we spent 70k for our traditional wedding in the village. Am talking of confirm wedding ohh in 2012. Now we have three kids, we all very happy. I will write about it here very soon. I just want Nairalander guys to know that, there are still good women out there, so don't be scared of getting married. Also I know marry Village babe ohh, I marry confirm IGBORO BABE. Know be babe when know know what's up ohh, in terms of relationship, she was more advance than me 10 times but things just work out because we both agreed to let things work.

i have tenants that are owing me for three years now. the worst is, they are even giving birth in mine house. the rest is 70k ohh. its a room and parlor self contain. i dont have the tenants time yet, when i do, i will deal with them. i have atleast 6 of them owing me rest. mine advice, dont even bother building a house for rent in Ikorodu Lagos State. Imagine the same room and parlor self contain they are paing 90k for now, mine tenants are paying 500k for same room and parlor self contain in shomolu. tenants are cheats. except them know say you be area boy or you be Army, they will not mess with you.

You have done the right thing.

You experience; though painful, is more of a blessing to prospective tenants reading this and a blessing to you as well. One day, they will detect and the stupid greedy tenant that thinks electricity falls like rain will pay both the outstanding debts and the estimated consumption ever since the meter was installed.

The fact that someone could bypass for months and the power providers did not detect is a sign of failure. Your report alone should have given birth to investigations into history of energy purchase on that meter; this I'm sure must affect the landlord somehow.

My suggestions;

1. Propose sharing of the debt to your landlord and if he sees no sense in it,

2. (Subtly) threaten the landlord with formal report of bypassing meter on his property. Let him know the likely consequences.

3. If he will return your money, you can move out.

4. Take it as your debt, approach your energy supplier to discuss payment pattern; I think there is a way they spread it over a period of time.

5. Run on generator until house rent expires. But, remember they will bypass again to trap another unsuspecting tenants.

Well, if you end up paying the debt, you have lost nothing. Those people calling your action stupid are the almighty wise Nigerians that complain about everything, but find it difficult to do anything the right way. Check them, they always lack.

I need nairalanders' advice concerning my present predicament.

I rented an apartment late last year and discovered my power wasn't disconnected despite having not made any recharge on the prepaid after 2 weeks.

I called my landlord brother who let the place out to me, to inform him about my findings, but he insisted that I was enjoying the recharge from the previous tenant.

I tried checking the balance through the small box used for recharging but it wasn't connecting and I believed it was a network issue

After about a month, my curiosity heightened and for the fact that I hate to be involved in anything illegal, I decided to make further inquiries concerning the metre.

My neighbor and chief tenant who has been in the house for about 4 years told me that there's debt on the metre which made the previous occupant connect directly while by passing the prepaid metre..

I called a friend who once worked with Nepa and he made findings saying the debt on the metre is 118,000 naira. I got the number of the landlord and decided to put a call to him last December.

He claimed that the house has been on prepaid metre since the erection of the building. And said I should ask Nepa how the debt was accrued..
I agreed with him so I decided to make more findings concerning how debt got on the metre.

During this period, a nepa official came for inspection, he dropped his phone number as I was not at home. I called him and explained everything to him..

He gave me the summary of the transaction which showed that the house owed a debt while on post paid, which was transfered on the prepaid meter when it was installed.
The nepa official indirectly asked me to bribe him so he would leave the metre not disconnected which I didn't oblige to.

He came last week to disconnect the metre and I have called the landlord who refused to find a solution to the problem.

My landlord claims he hasn't lived in the compound for a day and wouldn't be responsible for it. I suggested that I clear the bill and deduct it from my next rent. He refused.

I have been in darkness for over a week now and running on generator without any solution in sight.

What's the best measure I can take towards resolving this issue?



I don't think there is anything you can do, its a normal procedure landlords does now, they will shift the NEPA dept on the prepaid, myself am about doing the same. I have a place here tenants left a bill of 1M for me, I will be going for NEPA dispute resolutions tomorrow, what ever remains from the dept it will share it among the 7 prepaid meterai requested for. There is nothing you are suppose to be worried about, its just a fraction of your current recharge that will always be deducted from you current charge. In the long run you are losing because you are now running on Generator, and you are spending more. So sort it out and allow your family enjoy life so that your kids can watch cartoon.

I Need Advice About My Brother Inlaw Attitude

Hello good morning Nairalanders. I have been a guest and a member of this forum for quite some time now. I have equally seen and learnt from the inputs of many issues brought here especially family one. So I decided to create this new account.

I am a new married woman, my marriage is barely 3 months. Before we got married I and my husband agreed that visitors will not stay longer than 2 weeks in our home. Although he begged me that his immediate younger brother whom has been staying with him will stay for a while or comes to stay with us anytime he is on holidays.

I reluctantly agreed just for peace to reign. He shuttles between our home and my SIL homes for now. To cut the long story short, prior to when we got married that I go visit my then fiancé, anytime I cook this guy is fond of dipping his hands into my pot of soup or food without asking me and this is what I am not comfortable with and I really don't like it. I have sister in law too and I have sisters too anytime I go visiting I don't dip my hands into their pot of food without their consent I see it as something disrespectful.

Again, I couldn't talk then because I feel he may say 'ha dem never marry her she dun de get attitude', now he's continued the same attitude. Yesterday, I made food for the house, dished his own, he ate and slept off when he woke up late in the night he went to my pot again and spoilt my dishing spoon in the process. meanwhile I have not dished out my husband's meal.

Coincidentally, my husband came in from work at that moment and I was going to the kitchen to serve him his meal when I saw him doing what I don't like. When he saw me he said 'this spoon dun spoil '. I kept quiet. I later discussed with my husband, told him that I am not happy with the way his brother is entering my kitchen anyhow n because I am someone that don't like keeping things in my mind I like saying it out to free myself. When I told my husband he said we will talk in the morning.

This morning, the first thing this brother in law of mine was to go straight to the kitchen to look for something to eat. This is someone that will eat and keep the dishes, whenever he is around I don't stay in the living room anymore, my room and my phone is my companion because we stay in a one bedroom flat for now. He's giving me this attitude of it's my brother's house so I can do as I please, when he comes back he expects me to greet him first. I am not saying he cannot stay but my main issue is that he is tempering with my kitchen and trying to flex muscles with me.

Pls how do I handle this issue with my husband amicably because up till now he hasn't said anything and it's bothering me?

May be I don't understand what you saying, from mine understanding, you saying a house valued at 20M should yield 1M annually and 50M house should yield 2.5M annually. Bro if this is what you saying, then you are very very wrong. Personally I have a two story building of two shops on the ground floor and four block of room and parlor self-contained. Each self contains pays 500k yearly. The shops on the ground floor should yield me like 1.5M to 2.5M annually. From mine calculation in 8 years I should recoup mine money back.

Now if I buy a land in mine area let's say 15M andi want to build 6 flats of two bed room each, each flat would go for 1M annually, meaning I will be making 6M annually. And I should spend may be 40M in building the house, so meaning the house will be valued at 55M. So in 10 years, I will have recovered mine money. The truth is on Nairaland, a lot of people just come talk and believe they know it all, bro you guys don't know what's happening in the real world, Note am not talking about old houses, am talking of new houses, in new houses, there is know smell, nothing like gutter done block, nothing like someone toilet pipe done burst, nothing like NEPA wahala, everybody has prepaid meters, even the borehole has it's own prepaid meter. Bro if the landlord upgrade that house, he can get 1M, the right person will always come to rent the house. Mine one bit

The first thing to do is write a letter to NEPA and disconnect his light. Cut every wire leading into his flat since he is not paying for NEPA bill, if he is paying for NEPA bill, make him pay for all previous bills he has own, if he doesn't want to pay let NEPA to come cut the wire and threaten other tenants and neigbhours that who me ever gives him light will face the law. Also cut all waters leading into his apartment since he is not paying for light, since he is not paying for light, while should he be using water, where does he want the house have light for the house to pump water.
Then continue with the arbitration wahala and court wahala. In mine new house, I have stated it in mine agreement, if you don't pay for service charge, your light and water will be disconnected. Know free house for anybody, na money I use build house.Also Aguda na eras boys area now, give area boys money, them go use Cain beat am for you or the No one area boy go summon am, if him know come, the No one area boys go send him boys make them go bring am come, shey him dey craze when No 1 go dey talk to am and him go dey do rubbish. I bet you, in three months him to park. Whom want area boys wahala. Yesterday for mine area our No 1 order him boys make them go beat one NEPA guy when dey misbehave. The NEPA guy go bring police, them beat am in front on the police, slap am and pursue the police away. Such people you use a higher and mad force and see how this things will settle.

From what i read so far, i have not noticed any landlord commenting. Well let me say what i can say, if you guys know what it takes to build a house in Lagos, you woukd pity landlords. Its kot that they want to suffer tenants, but it because of the higj cost of materials, you guys are busy labeling landlord, but whom is labeling the iron sells, cement sellers, cost of engageing engineers, cost of enguaging structural engineers? You need to get building approval which cost millions, you have to settle Area boys, local government peoole will also come...

I have spend clost to 900k just to settle olanning wahala for building a 6 blocks of room and oarlor self contain around this same area tge OP is staying, i oaid 300k to area boys, theyvwoukd have even billed me 700k but because i stay in the area i was able to find mine may.

Mine room and parlor self contain, i rented it out for 500k yearly. 450k for rent and 50k for service charge. People have paid, i have just one more to rent out and the house is 95 percent complete. Its not easy building... One think i always tell people is , new houes are very expensive, but people prefer new house because its clean, and more presentable... Its a house to be proud off, but they are expensive.....

Pls dont blame landlords alone.........

The major reason am doing three month is because according to Lagos State Law, if you quit a 6 months Tenant, he is entitled to 3 month, So i assume 3 minths might be one Month. I dont want any tenant hiding behind the law in a house i sweat building........ If you cant pay, move out. Am not running a charity organization.

Hello Property Lawyers in the house i have few questions i will like to ask because am about renting out mine property.

The said house will have a service charge of 50k yearly compulsory, the service charge will cover LAWMA Bill for the year, pumping of water for the year, payment of sweeping the compound for the year. now i want to state it, in the agreement that, failure to pay the cost of service charge or failure to pay NEPA bill the tenants light would be disconnected from the Meter...... reason for disconnection is, the service would be used to run to keep the house healthy.... and if they refuse to pay,i would not be able to pay lawma bill, pay the woman in charge of sweeping, pay to NEPA for the cost of pumping water...... There would be a strict rule that, Mallams can not supply the house water in kegs . So i want to know if there is anywhere in Lagos state law that would void my action.

Also in the agreement, the tenants will be paying there rent every three months. if am to quit a three months tenant,how many days those the law states the tenant is entitled too?

OP know no anything. OP na tenant from him writeup. If you know what it takes to build a one story building, during this time, you would be very very very very careful on whom you rent your house too. Last year stroke this year while building, I bought one tin of 16mm for 175k, I bought iron close to two million naira, for a very small house. The windows alone 5 by 4 casement windows cost 43k each, and each self contain would make use of about 6 windows. Staircase windows are not there. So while will someone deprive him/her self the good things of life, built a house in Lagos, and yet you come to rent mine house and I ask OP which work you dey do, you cone dey tell me say you be digital Marketer, abeg I don't need someone that would be telling me stories after renting his/her house rent expires, pay mine rent as soon as your rent expires. After all I didn't buy block on credit. OP know they think like that again ohh.

Most of the people talking here is not a landlord, so you guys dont know how a landlord thinks, now myself is a landlord, so i will explain certain points to the OP.

Now the Lagos State Law most people here are refering too, Lagos state law did not specifically say the 6 months quit Notice must start counting from the date your rent expires. Lagos state law is silent on that part. So what some landlord does is, while your rent remains 6 months, they will serve you a quit notice, so by the time your remaining 6 months rent expires, you are now at their mercy. Myself i gave some of my tenants 6 months quit notice last year, there rent expires last year November, but in all i gave them a full one year for them to get them selfs another apartment. I just recovered my house just last month November. I gave them one year because am human, i know its difficult for them to get house around to i felt inside my self that, instead of them renewing there rent with me, let them use that same money in getting another place.


Now OP, dont fight with your landlord except you know won build your own house tomorrow. Go and meet your landlord, explain that you are still confortatble staying in his house, and if he insist that you must pack out, tell him to give you time. The most important thing here is communication, always make sure you inform your landlord of how you searching for apartment, but you have not gotten any. Dont allow your landlord to be chasing you, asking you when are you parking out, him chasing you with calls would make him angry with you.

I still dont understand how people in idi oro market in lagos manage to sell their palmoil. They sell oil for 10400-10500. They sell about 33-35 liters for this price. How do they do it, what is it they mix this oil with that enables them to be able to sell for this price? House any idea?
