At those looking to build. Here’s a perfect example of what is possible. You don’t need no bloody N15M to build a 3 bedroom bungalow, a standard one.

I think that two of these can easily fit on a 50X100 plot or maybe 60X120. About N5M a piece or little more?

At a minimum 2 bedrooms can be cut out of this, maybe even 3 bedrooms though not all ensuite. Live in one and rent the other.

The steel staircase can be made from wood much cheaper. Bonus is that the space underneath could be visitors toilet or storage.

-He practically got the materials at a giveaway price. That's not gonna happen for everyone.

-The groundfloor is basically gallery-styled. No internal walls which means reduced cost.
The building also has a width of 4m. Great for its purpose but not as a living house.

You see @rotech said 3.2million for the carcass now.. even with the factors listed above..

A hip roof will drag the budget to almost 4 million

But not to discourage anyone wanting to build. Anything is possible so far as you cut your coat according to your cloth.

We finished a 3 bedroom carcass WITH PARAPET and 15FT HIP ROOF for about 3.6million last week. I won't post the pictures here.

I'm glad the 3m conversation is shifting to just carcass alone. Bear in mind you'd spend more for finishing.

Did the welder screw up the uprights or that’s what the owner wanted? The uprights are not at the correct angle.

In my opinion, a blemish on an otherwise fantastic project.

The uprights is welded to the down H beam and again it’s also anchored in 2 places to the wall up there, I will post more pics late to see the anchored area.
In addition , the top flat bar hand railing will be cover with furniture wood.

Yes,rightly said sir, when you get your materials at good rate coupled with moderate Labour cost then nothing more you will definitely arrived at low cost at the end.

You got it all, cost of materials covered about 60-70 pec of construction cost once you have your way with this coupled with good construction methodology you are good to go.

3. Building practices.

4. Type of finishing etc...

I know a man who spent just about 3million.

He dug sand from his site and used it to mould blocks. No columns. Cut palm tree for his roofing. Bought used pan to cover it.. etc etc..

Perfect, you have eagle eyes and full knowledge about welding work sir, I must say.
That was the design at the beginning but the iron man did some positioning mistake then we turn it otherway.

Spoken like a lagosian, my Great grand mothers house at Mogaji court in Lagos Island was built with such tiny space, a 3story building. The space beneath the stairwell was put for rent.
