You are a nice guy but you need to understand that most humans take nice dudes for granted. A guy who could do that to you despite everything you have done for him could kill you anytime,anyday, without blinking. Snatching a friend's gf while staying in his house is one of the lowest of lows. It's simply a lack of basic human conscience.
