Not exactly, we are just analysing what is in it. At the end the decision is his to make. So it is the due diligence before his decision.

Investment is made for returns. If the structure (the house) can no longer take care of itself from it's rent then it is either saying the land requires a new structure, a major renovation or selling and investIng it in other areas with likely of more returns. In all these, he will have to know that once the decision is made and action taken, there is no room for regret.

The landlord is responsible for the repairs of the soakaway, I am currently repairing one that will cost about 300k.

The occupiers are responsible for the cost of the evacuation of the content.

Oga Emma and the Gurus in the house greetings. I have a personal question and I need suggestions and advice. I have read and still reading about investment in bonds vs real estate.
I inherited my late parents properties, and I am thinking of selling off one of the buildings and plunge into the bonds market. Doing that I will become a tenant which I already am, since I have relocated from the city where the buildings reside. I believe I can raise 25M or more from the sale of any of the two properties.
Both properties generate roughly #1.2M in rental income. When I know I can easily get at least 2M if I invest 20M in bonds.
Of course it makes sense to sell. But, emotions and sentiment are in play here. My relatives will see me as 'Efulefu', who can't go out there to build his own wealth. I'm Igbo and we frown at sons who sells off their inheritance, even if it is to build more wealth from the proceed of the sale. Also, I am worried about this land sale 'curse', since I am not going to invest in another piece of real estate, but instead wants to invest in Bonds.

Na wa.
Better don't sell any of your inherited property since you believe in curses.
Keep it for your own children since you weren't the one who built them.

Satguru manages travel for top multinationals. The money is not in booking flights for Tom, Dick or Harry.

The money is in booking flights for say every Chevron staff, PwC, etc. Multinational companies that have their employees flying around.

Note that I had left all these funds fallow during low tbills rate, coupled with the fact that I was expecting a deal then.



NOW, these people see you have some money in your account. (Not all ve my money o. Family biz money, a kind of huge but in my personal account.)

AT TIMES, I FEEL LIKE GIVING THEM sth, but I don't know what it would feel like. Or the impression it would create.

At times , I feel like calling them randomly to ask about their welfare. Especially that Gtb own. Na fine gel grin cheesy shocked tongue

How do the ogas here handle this?

Is it good to be jovial, friendly etc with them? Will it lead to abuse?

Note I usually give tips to tellers or customer care reps when they help with my requests. But my account officers are far from my location.

All talks are on phone.

to avoid thier carrot and stick method, do all ur tb request online or fill online indemnity form to enable u request for investment online via EMAIL. simple as abc or look out for all these reliable app that is trustworthy and bid tru the app, very coded.

Having properties these days is more of a thing of pride, if you have more than one property, selling one to invest in bonds is not a bad idea.
Where is the property located?

Before selling consider the prospects of the area for future rapid development, if it's not likely to have an explosive growth over the next 5 years, selling it off might be the best.

By 2023 properties will lose quite a lot of value, massive migration out of Nigeria is looming, economic hardship is worsening, currency devaluation is imminent.


There is some sense in the emboldened.
