If ur blocks of money is ready and available to be dispatched the 90 days is okay professionally.

It was last week Thursday that I discussed with my engineer on the same topic and he promised to deliver in 6 weeks if the money is available.

5 months is okay considering the fact that decking must be left to dry after 1 month.

1.Building skeleton i.e to roofing level = 5 weeks

2. Finishings (plastering, electrical wiring, windows/doors, tilling, screening/painting, plumbing/electrical fittings)= 6 weeks

Total Duration= 11 weeks (Assuming constructed in dry season)

Cost Estimates
1. Building skeleton= N9.5m ( using stone coated roofing)

2. Finishings = N13.5m (using armoured doors for main entrances, Nigerian paneled casement windows, 60*60 Italian postlene tiles in major areas, Sweethome closed couple plumbing fittings with water heaters,etc)


Total= N23m ( Twenty three million Naira Only)

Preparing estimates when you've not seen a single drawing... Grossly unprofessional.

You have architectural drawing, Structural Drawing and at times Mechanical and Electrical drawings with specifications whose you have no idea.

IMHO based on the parameters set, then I don't see why it can't be completed in 90 days or less. If I were to do something like that then it will be with @Spyder880 as the man has engineered a working and proven system. Please don't bother him unless you are serious.

Let me give detailed analysis as an engineer

A week for the foundation and DPC (German floor)
5 days for the block work
3 days for the carpenter slab form work
A day for slab casting (this depend on labor force present)
Let the slab cure for at least a week or 2 weeks before you start working on it to achieve good strength
First floor block work, columns and beam a week
Parapet 5 days
A week for Roofing (depending on height of the roof)
Once they start roofing you get the aluminum expert to start working, plumber and electrifying pipe laying to start working
Door and window installation will be 3 days
Plastering a week
A month for other finishes

It will be completed in 10 -15 weeks if no hindrance

Anybody telling you it will take less than 3 months will give you sub standard job unless he has precast slabs, beams and concrete facials to install for you.

As for cost, anything less than 40 million will leave you looking for more to finish the house.

In some state like lagos ONLY building permit ( approval) can take you 4-8weeks.
Let’s assumed we put that aside.

Let’s start from SITE PREPARATION it will take you like 8-10weeks if the following are in place
- if it’s dry land
- available of materials
- build as draw
-availability of man power, money , machine
-dry season
-peacefully environment ( some area womonile can delay your work, community can also do same etc)
- choice of finishing
-competence of the contractor
- construction methodology adopted
And many more.

Your own na bungalow, their own na duplex. The imposed mass no be same thing. From the way OP wan rush to build 5bedroom duplex, e sure me die say dem go cut corners, waste materials and use inferior materials and techniques to build that house.

Meanwhile, let's assume only thing client is bringing is money and materials, you are to take care of community, provide man power and machines etc... How long will it take?


Do you also do renovations in the east?

Beware, it's not possible in six weeks, if all structural members are not allowed to cure well, it could lead to building cracks and also finishes alone can be 4 weeks or more than

Thank you Sir, we have actually started construction, built the complete house, finished and painted a 6 bedroom duplex all withing 3 months. The project is right here on Nairaland, Mr. Dubemcapital1 was in charge of that project. It was done on a dry land in Enugu.

The team we have built around our operations has simplified our building processes, we have all the needed artisans and even more to be called in case of a delay, it wont be easy, because it will need daily supervision and an unrestricted flow of funds.

But it's very possible on dry land.
