In a series of posts, I'll try to describe in details the various items/elements of work contained in a BOQ.

I've had prospective home owners reach out to me asking about information on what it would cost to build a four bedroom bungalow to foundation level or what it would cost to just roof their homes still under construction.

Obviously, you already know that the Bill of Quantities aids in budgeting/planing for the building project as well as to maintain internal control of all cost parameters during construction.

So, I'll be describing the

Mr. Arinze Mustafa Olanrewaju has worked productively in his career for some years and finally decided that it's about time to invest in a home to live in with his family and as a retirement home.

However, he knows he is not well informed on the type of structure to erect. is it a bungalow or a duplex? is it going to be 2-bedrooms, 3-bedrooms, a mansion or apartment blocks to also earn rent on his property while he lives in the building too.

He decides to consult the services of a building construction specialist and after discussions, he was well informed about what he needs and within his budget. He decided it's going to be a middle-income-styled 4-bedroom bungalow as it will likely cost him between 5 million to 8 million depending on

a) his city of residence,
b) the size of the building
c) the construction material's specifications

The first thing he did was engage an engineer/architect/builder to produced a detailed architectural/structural/electrical/plumbing drawing of the bungalow. Then he send a Request for Quotation(RFQ) to the construction specialist for a detailed cost estimate for the proposed project.

This detailed quotation is based upon information specified in the drawings and contain the material and labour(workmanship) costs of each and every stage of work in the construction process. With the quotation/cost estimate, he can efficiently plan for the building project and maintain improved job quality and internal cost control during construction.

Below are the different stages of work in the construction process of the 4-bedroom bungalow and i will describe briefly the items therein.

SUBSTRUCTURE/FOUNDATION

This stage undoubtedly is the most critical of all stages in the building construction process and hence special care should be paid on geophysical conditions and quality control to ensure the safety, economy and functionality of the building.

From my experience, a middle-income-styled 4-bedroom bungalow would cost about 20% of the overall project cost. this is obviously significant and at this stage of the construction works, clients usually feel like they are just "burying" money into the ground without much to see for it.

the items of work that are typically described in this stage are;

1) Setting Out

2) Excavation works (trenches and pits)

3) Pegging, Leveling & Ramming at bottom of excavations

4) Anti-termite treatment

5) Concrete Works

6) Reinforcement Works

7) Formworks/Carpentry Works

cool Block Works

9) Earth fillings ( backfilling etc)

WALLS & PARTITIONS

All activities executed above the ground after the "German Floor" is categorized under the Superstructure.

This stage as the name imply is pretty straightforward and simple. During this stage, the client is happy as there is drastic changes Everyday the client come to site unlike the substructure.

The items of work typically described in this stage are

1) Blockwall (9'' and/or 6'' sandcrete hollow/solid blocks)

2) Gypsum (Partition) Boards

3) Concrete Works

4) Reinforcements works

5) Carpentry Works

ROOF BEAM & PARAPET

In recent times, parapets have become a common feature in most of today's buildings in Nigeria. i usually get a lot of calls from Nairalanders seeking information and the material/cost estimate for their proposed parapet projects.

The possible parapet designs are as wild as one could imagine them and while they(parapets) add aesthetic appeal to the building, they can also dig a deep hole in the prospective owners pockets. Its not all doom as approaching the problem from design & cost perspective will lead to the sweet spot for the owners satisfaction.

Typically, there are two distinct designs usually seen when your move around cities in Nigeria, and I've attached them both in this thread for perspective.




The items of work typically described and quoted for in this stage are

1) Carpentry Works: This requires plain planks of size 12''*12''*12', sawn planks of different and sizes depending on the design of the parapet, 2''*2''*12' timber, bamboo, nails, etc.

2) Reinforcement Works: This is a very tricky job as the roof beam and parapet concrete and re bar are formed and placed simultaneously. I've observed overtime that construction workers place this reinforcement wrongly and usually compensate for this wrong placement by over-reinforcing the parapet. You should consult a certified professional for your construction as the correct placement will lead to safe construction and economical use of materials and labor where every party wins.

4) Electrical Conduit Pipes Installations: This is not a very common feature in building. however, if you desire to have electrical spot lights in along the length of the parapets for aesthetic feel and to serve for security lights, you will need to have the conduit pipes installed by your construction professional prior to concrete placement in the form-works.



As with every activity on site, note to always consult an engineer/builder/architect before striking off or removing the form-works/planks used to contain the concrete as doing so before due date might compromise the structural integrity of your project.

ROOF STRUCTURE & ROOFING SHEETS

Steel and timber are widely used for the roof skeletal structure and each type of material serves a special purpose. While steel is sturdier and can carry heavier loads superimposed on top of it, it can also be used where the building has no internal partitions to span great distances like in factories, shopping complexes etc. however, steel is bulkier and costlier than timber and require the services of specialist contractors to install them.
Timber on the other hand is prone to environmental degradation hence with lesser lifespan in comparison but its material is readily available & affordable at least in Nigeria and carpenters/tradesmen who install them are readily available because simpler technical expertise is required in comparison.
In a typical timber roofing skeletal structure, the members that feature are;

ROOF MEMBER ------ DIMENSIONS
1) Wall plates ------ 3’’ * 4’’ * 12’
2) Tie beams ------2’’ * 4’’ * 18’
3) Rafters ------2’’ * 4’’ * 18’
4) King posts ------2’’ * 4’’ * 18’
5) Struts ------3’’ * 4’’ * 18’
6) Purlins ------2’’ * 2’’ * 12’
7) Ridge piece ------2’’ * 4’’ * 12’
cool Noggins ------2’’ * 2’’ * 12’
9) Joists ------2’’ * 2’’ * 12’
These members perform specific structural function in the roof skeleton system and the section sizes are to be specified by the Engineer or the architect.

ROOF COVERING/SHEETS
Aluminum sheets are the most commonly used construction material used for roof covering is Nigeria and the reason is not farfetched. It’s very light in weight and most importantly doesn’t suffer environmental corrosion like steel but it’s costlier than steel when compared on weight terms. One very important thing to be careful about when choosing to buy aluminum roofing sheet is it’s gauge. The gauge is the thickness of the aluminum sheet and it ranges from as low as 0.3mm to as high as 1mm. As you’d expect, the thicker it gets, the costlier it becomes. The recommended thickness for residential building construction is 0.45mm to 0.55mm but be sure to use a Vernier caliper to measure the thickness before you procure from your supplier as you could be easily be supplied a lower gauge than you paid for.
