hello everyone, i have been in contact with a certain austrialian billionaire, who actually made his money through real estate, we have exchange several chats in over two years of our comunications, raging from family, politics, business, random talks. recently we got into a chat about investments plans that he can make in nigeria, in the real estate sector, although this is exactly my plan, to bring him here and make him invest in some of my ideas.
now the problem is i dont have ideas on how to present some answers to his question as he already has plans of visiting the country later this year, though i am still compiling my researches, how do i answer this assignment:
"Work out the investment risks - cost per unit - what to do with it sell or rent and what the returns are
You need to learn all the costs - the market "

i need ideas and suggestions on how to go about this, he is willing to come over and buy lands errect estates if the conditions are favourable.

ABUJA is the target location, how do we acquire lands and the procedures, FCDA, AGIS and all.

All he keeps emphasising on are the cost of investments like what size of land, and cost of buying and building the residential units, what risks are involved, if we are to sell, rent or place them on mortage. how long are his returns going to run through, just a detail plan of doing the real estate business in nigeria

Now if you are looking to Abuja i will advise you locate you estate in developing areas of Abuja
reasons are cost of land in town is too much and as such you must have to build a high budget estate, why do do you think new estates are springing up in places like kuje, sabon lugbe, zuba etc
Try to make it affordable to the middle income earners and the payment should be in long term like sat 10 years.
thers id this efab estate at nepa junction in Apo, that estate has been in existence for over 7 years yet one unit hasn't been sold. one unit was going for 270m as at the last time I check and that was like 5 years ago.
generally what am i trying to say:
1.get cheap and authentic lands ( make sure you confirm all from the necessary bodies)
2.develop it (make sure it has all amenities)
3.aggressively market it
4.sell long term
i know an estate that sells 4bed duplex with bq for 45m and you have a 10 years payment plan. it makes buying convenient for more people
