MEANS OF IDENTIFICATION: A means of identification is required in order to compare the seller’s information on the title documents and Driver’s license/ International Passport of seller. The above mentioned title documents are basically what a prospective property buyer needs in order to verify the authenticity of a property at the registry. However, it is necessary and wise to involve a legal practitioner when you intend buying a property. The role and responsibility of a legal practitioner in relation to this transaction including but not limited to the following: A title’s search of the property at the Lands Registry to ascertain whether there is any form of government’s acquisition or encumbrances that would affect the purchaser’s ownership interest. Investigation of the title sought to be transferred from the appropriate registries. Advising on the viability or otherwise of the title of the property sought to be transferred.
