ABUJA PROPERTY - HOW TO VERIFY PROPERTIES IN ABUJA | DOCUMENTS NEEDED. By Andrew Onoja - 08189848548 / 09079780624. CERTIFICATE OF OCCUPANCY (CofO) / RIGHT OF OCCUPANCY (RofO): This is one of the most important land title documents that is used to certify the legal ownership status of any land in Nigeria irrespective of its usage. It is usually delivered to the owner of a parcel of land by the government, attesting to the owner’s interest to the land where such interest is in accordance with the applicable laws. It is a legal document indicating that a person who has acquired an interest in land has been granted a statutory right of occupancy by the governor. MEANS OF IDENTIFICATION: A means of identification is required in order to compare the seller’s information on the title documents and Driver’s license/ International Passport of seller. The above mentioned title documents are basically what a prospective property buyer needs in order to verify the authenticity of a property at the registry. However, it is necessary and wise to involve a legal practitioner when you intend buying a property. The role and responsibility of a legal practitioner in relation to this transaction including but not limited to the following: A title’s search of the property at the Lands Registry to ascertain whether there is any form of government’s acquisition or encumbrances that would affect the purchaser’s ownership interest. Investigation of the title sought to be transferred from the appropriate registries. Advising on the viability or otherwise of the title of the property sought to be transferred. If the following are available, the buyer can then proceed to hire a legal practitioner to conduct a legal search. THE RIGHT PLACES TO VERIFY PROPERTY DOCUMENTS IN ABUJA. FEDERAL CAPITAL DEVELOPMENT AUTHORITY (FCDA). ABUJA GEOGRAPHIC INFORMATION SYSTEMS (AGIS). ABUJA MUNICIPAL AREA COUNCIL (AMAC). Once the legal practitioner certifies it is fit for purchase you can then move further to make payment. CONCLUSION Before paying for a property, it is important to carry out thorough research.
