What is Facility Management?
Facility Management is an interdisciplinary field devoted to the co-ordination of all business support services. According to some observers, FM is commonly misrepresented as a maintenance function in buildings. In reality it involves all types of business support processes including the care of offices, commercial or institutional buildings, such as hospitals, hotels, office complexes, arenas, schools or convention centers. FM can be defined as the integration and alignment of the non-core services, including those relating to premises, required to operate and maintain a business to fully support the core objectives of the organisation.
What is FAMIS?
FAMIS is a software program used by FMS to manage its work processes including corrective maintenance, planned maintenance, parts inventory, time and attendance, and cost accounting. The system automates the entire maintenance process from work identification to work completion allowing FMS to track and analyze labor, material and costs, and provide cost accounting to campus clients.
What is Preventive Maintenance?
Preventive Maintenance is the scheduled, periodic inspection, adjustment, minor repair, or lubrication necessary to minimize potential breakdowns of building equipment, and maximize the efficiency and productivity of our campus utility systems.
What is Planned Maintenance?
Planned maintenance is the upkeep of property, machinery, and facilities, including buildings, utility systems, roads, and grounds. Planned maintenance is usually characterized by its routine or recurring nature. Its purpose is to keep facilities functional.
What is Deferred Maintenance?
Deferred maintenance is work that is deferred to a future budget cycle, or postponed until funds are available.
Why do some FMS workers fulfill additional requests on-site and others say they cannot?
Zone Maintenance Technicians operate on a “find it, fix it” approach. They visit buildings on a regular basis and their work is usually not scheduled. Zone Maintenance Technicians may perform an additional task while working on something else in your area, as long as it is within their skill set.
The work of all other FMS non-Zone Maintenance technicians and tradespersons is scheduled based on customer service requests. A request for non-Zone Maintenance technicians to perform any additional un-scheduled on-site service will delay their remaining scheduled work and, therefore, must be declined.
What is a Work Order (WO)?
A Work Order is an approved request for services performed by FMS, and all costs (labor, material, invoices, and/or utilities) are charged or linked to a Work Order.
What is a Standing Work Order (SWO)?
A Standing Work Order is a pre-approved request for services to be performed by FMS, usually for ongoing routine maintenance. Most campus buildings have standing work orders for routine maintenance charges.

Here's why you don't need to panic about those N train bed bugs

We (like all New Yorkers) weren't exactly thrilled at the news that three different N trains were taken out of service this week after bed bugs were discovered on board. We thought the city was supposed to be winning the war on bed bugs, and that of all the places we had to worry about picking up bed bugs (and bringing 'em back home with us), the subway was safe.

Well, it seems we were (mostly) right. According to the Daily News, the bugs were mainly found in the cabs of the trains where conductors sit, which, unlike the rest of the train, have actual seat cushions. "From my understanding, the public was never really at risk here," Gil Bloom, president of Standard Pest Management, tells us. "This was clearly a case of a staffer accidentally bringing bed bugs from home into the work place, and even so, it could never really get to a level in the crew area where bed bugs would start heading out toward the passenger cars."

While a lone bed bug brought onto a car could end up transferred onto a passenger--and hitch a ride home--the subway isn't an environment where the pests flourish, with its cool, hard surfaces and harsh fluorescent lighting. A little cold comfort to add to the mix: "You actually see them way more often in cabs," says Bloom. Ah, good.

In both scenarios, the usual rules for reducing risk apply: don't but your bag on the floor or the seat next to you, and in general, minimize your "footprint" in the space.

The Journal of Economic Entomology has released a chilling case study of a massive bed bug infestation in a high-rise Indianapolis apartment building.

. Here's a quick summary of the cautionary facts.
• Nearly half of this 210-unit, 15-story low-income apartment building became infested within 41 months of the original problem, which likely started with a single resident who moved into a 12th floor apartment.
• 50 percent of infested residents were completely unaware that they had bed bugs
• Visual inspections alone failed to detect nearly half of the infestations.
• The most reliable detection method was the placement of dish-like bed bug traps, aka “interceptors," under furniture legs.
• Infested apartments tended to be right next door to each other (53%) or across the hall (45%).
• Bed bugs frequently walked out of the front door of one apartment and into another on the same hallway.
• Bugs were also spread through the building when infested furniture was discarded without wrapping it in plastic, by neighbors visiting infested apartments or infested common areas, and by an infested wheelchair used in common areas.
The study’s authors point out that financial constraints prevented these low-income residents—some of whom lived with infestations for two years—from taking some bed bug fighting measures like encasing mattresses, laundering clothes frequently, and replacing heavily infested furniture.

“Unfortunately, this population can pose additional challenges which are not indicative of all buildings,” notes BrickTank pest management expert Gil Bloom, who brought the article to our attention.

“However, the study certainly does underscore a need for a systematic approach to managing bed bugs,” says Bloom, the vice president of Standard Pest Management and a member of Mayor Bloomberg’s Bedbug Advisory Board.
