niggaman:LOL let me educate you and help you change your orientation. our mind is like a parachute, it works best when opened up so please kindly open up your mind now... 1. There is nothing like government approved rates in Nigeria(especially in lagos state) 2. No realtor has the right on the total package rate of any property 3. It is the sole right of the landlord and his lawyer to decide the total package 4. You dont pay any realtor a commission, it comes from the landlord/lawyer 5. Any rate you are given is subject to a discount depending on your negotiating power 6. landlords charge caution fees due to the damages caused by over 90% of tenants. some owe utility bills(nepa,lawma,security etc) to the tune of thousands creating huge debt for the landlord. 7. some landlords dont even charge agreement and caution fee. 8. You can negotiate with any landlord with a strong sense of humour(even the basic rent can be negotiated) 9. Rent in lagos is quite high compared to other state so blame the landlords and lawyers(not real estate agents) 10. When you eventually become a landlord yourself, you will understand the motive behind all this Thank you. you will excel and succeed in jesus name |

Sylver247:you cant get a miniflat of 200k at ogba a standard miniflat in this location is 300k the cheapest one we have at the moment is 250k we have a miniflat of 200k at new oko oba miniflat if 180k at abuke egba if you read my 1st post, l noted that there are 3 solutions to your accommodation challenge 1.
