Very nice article. They both have their pros and cons. In our environment building seems to be more common as the middle class and lower class consider this a safe route. Building your house allows you to carry out your project in phases and at your own pace. It also gives you the control to ascertain the quality of material being used. You can also easily cut cost when it is necessary. Buying is mostly done by the upper middle class or upper class as they have more disposable income and dont have to save to build. It also saves cost too; for instance if takes 2 years to build a house then it means you will end up paying 2-years house rent. Whereas buying the house means you can move in immediately and you can have the 2 years house rent as savings. However, with the poor quality of work artisans are known for and frequent collapse of buildings, there is the fear that buying a house is a risk in itself since you dont know the quality of work done during construction. Design is not just how it looks, it is also how it works- Steve Jobs So, let’s wrap our minds around this. What exactly was Steve talking about? ‘Cos, I think a good design simply put is a design that looks good, isn’t it? Well that’s how I see it… Just like the clothes I put on. As long as it looks good and I’m comfortable in it, it’s good design. *and we've added a clause* Yes, comfort. I believe that’s how we all see it too, and that’s how every designer should. And so they ask... "how do we make it comfortable?" Now, that's the two-way path to design. The questions leading to design vary for different designers because they design for different purposes. "How do we make it comfortable?" "How do we make it 'handicap' friendly?" "How do we shield inhabitants from a harsh weather?" So many considerations intertwine and naturally design is formed. I know I like fine things and fine houses, and I know you also do. Steve Jobs did too. So, you see, we all agree on something here. A fantastic home design, just like great fashion design, automobile design, anything design! Must have these basics. 1. Design is how it looks. Yeah, you see how I’ve turned Steve’s quote around just a bit. Yes it is about the looks! How does it look? Define it. What do I really want my house to look like? For a moment, think less about cost and other restraints. Think about what you really want. What do you really deserve for all the hard work you’ve put into life? When you think about a house; a home, what do you see? Right before you get ‘realistic’. Put that down. Don’t get turned off just yet, we’re trying paint you YOUR big picture. But let me give you a hand… Step a. You’re going to want to put it first in writing, ‘cos I know we all aren’t architectural designers. Though some of you don’t even need to read this through ‘cos you’re professionals, you’ve got it covered. But hey! Even you are so busy doing other people’s stuff you forget to dream your own dream… (*shhhh! Don’t say I said that). So, let’s get to it, shall we. Putting it in writing, gives you a lot of room to release your true desires and begin a process of making them become tangible. Get a writing pad of your style; colored, bland, official, sticky notes, sketch pad, sermon note.lol. However it works for you. Just make sure it’s in treasured space. Step b. Decide and define what purpose your house will fill. Who will live in it? Is it going to be converted later to suit another purpose, say you’d like it converted to a clinic named after you after your demise? (I hear some "God forbid!' I shall not die" lol) What I’m saying is, put these things into consideration; the Who, what, where, whys. Who are the prospective and potential occupants of what I want to build; how many are they? What will the structure be used for, when it’s built and in the future? Where do I want it to be located and what comes with building in this location? Why do I want this house? 2. Design is how it works. Answering these questions would help you realize the part two of Steve’s quote. Design is how it works. So, you do realize that the answers you give to the above questions will help you determine how exactly you’d want your house to look, but even more, how it should work! Are you asking, “What has a house to do with ‘working’?” You see, just the way fashion has to look good on me, it also must be comfortable to me. I mean, what works for Miss Goose, may not be good for Mr. Ganda, right? So, the fact that my friend, Wole has a garden right at the top of his oval shaped roof doesn’t mean I have to get that too. Let’s throw in some more light… Consideration a. You’re going to want to put a structural engineer to work. Engineering is architectural designing’s alter ego. It is the ‘how it works’ part of the equation; they work hand in hand, what you see and how it works. Someone makes sure they interlock, that’s your engineer. This is where you don’t want to miss it when you’re talking about structural designs. If you’re only about the aesthetics, you may want to put this down… gorgeous structures collapse too. Just as the rich also cry. If you don’t get it right from the start, no matter how much you invest, something is bound to go wrong at some point. You can avoid common errors that have made many a man crumble under rubles. You don’t want to avoid something only to have to face it bigger later. So, get that qualified structural engineer on-board. Believe me, many house owners in this country built their houses without professional input. They later face the consequences. Consideration b. Getting how building designs work right will help you get your estimation right. Yes, Yes. The ‘budgit’ part. You really want to have an idea what this fine house of yours is likely to cost. It’s a simple design, right. It works for you and it looks good too. Well, that’s what it is for me… I like simple. Or maybe it’s a ‘little’ gigantic. You’re a big thinker. Great. We’ve got to factor that into your design. What is the cost? From your fancy door handles to cement and gravels; how high your walls have got to be, what sort of finishing your living rooms will have, any sophisticated plumbing and lighting, special rooms/spaces, rooftop garden and pool? All those have to be worked into the big plan from the start. So, you’ve got to have it all figured out. If you’ll need to adjust the design to suit your budget, the forecast would have been worth it, and that’s insight you get from working through an ideal process in the first place. Don't go changing your mind every minute after having started the project, that could be exhausting. Do your homework, have your blueprint and let it be. You know you’re going to need professional help to work you through those details. Don’t bring them in when it’s too late, get it right from the start. Seriously, what’s wrong with having a plan and having people you can trust help you through it? A modular building system aimed at making alternative building solutions available and accessible to middle income earners has been introduced to Nigeria by Messrs Alpha Mead Development Company, (AMDC). There has been search for alternative building solutions aimed at bridging the nation’s widening housing gap. Hopefully this is a step in the right direction. According to Kingsley Adegboye of Vanguard, "The company which is the real estate unit of Alpha Mead Facilities & Management Services Ltd (AMFacilities) said last week that the modular building system which is also called form work panels, are aluminum panels that ensure strict quality control and curb wastage of building materials when compared to conventional building methods". At an official announcement ceremony of the company's partnership with Wall-Ties & Forms International, (WTF), the Managing Director/CEO of AMFacilities, Mr. Femi Akintunde disclosed this, and said WTF is a recognized world leader in the form work industry which produces and ships over 30 million ties a year. Mr Akintunde said the Form works will ease the process of construction, drive down the cost of building by a very wide margin and increase the speed of construction to as much as delivering a house every week after the foundation. He also disclosed that the company has already recorded 60 per cent off-plan subscription on its flagship project, the 112-unit Lekki Pearl Estate where the form works are being used for construction, and explained that the aim is to help middle income earners who are unable to build due to the large capital and other challenges involved have access to affordable alternative building solutions by lowering the entry level for home ownership to regular income earners with the option of monthly installments. It is common practice for many Nigerians today to hire family members or relatives to be put in charge of their building project without necessarily being sure if the person knows their onions as regards the building process. A building contractor can be likened to a medical doctor; therefore making a wrong decision is costly both in cash and in kind. In the event of things going awry, what will be lost will be nothing compared to what you think you might be saving. Apart from the very obvious headache that comes with hiring an unprofessional building contractor for your dream house project, the future potential loss of lives and properties that follow in the event of a building collapse (which is now very common in Nigeria) is unimaginable. So what are the things to look out for when thinking of hiring a building contractor? A PROVEN TRACK RECORD: Their business must be an open book. You should be able to talk with their past customers when necessary, look at their previous works/portfolio, look at the caliber of clients they’ve worked for and check out their reputation. When it comes to construction, experience is very important. This is quite easy to verify, if you know a friend or family member who just had his/her house properly constructed by a contractor, you can simply ask them to send the contact details of their contractor to you. AFFILIATION WITH PROFESSIONAL ASSOCIATION OR TRADE UNION: Whether or not you are employing the services of a formally educated Builder/Engineer or other related professional, it is usually safe to be sure of their membership and standing with the building professionals and trade associations such as NIOB (Nigerian Institute of Builders). This will help you as the building owner to have a covering body to report to should anything go wrong along the line of the building project. EXPERT OPINION: a good contractor knows their stuff in and out largely because of their training and years of industry experience. You need to ascertain this through your initial interaction with the contractor as years in the industry doesn’t mean he/she has the needed knowledge. A good way to assess a contractor is through the quality of advice you are given pre-project and not during or after the project has begun. To achieve this, schedule a session with the contractor and ask questions relating to certain well known problems and scenarios. Compare his answers with other professionals and if you don’t know any other professional, simply go online to research on professional articles related to the specific issue and compare answers. With this you will be able to assess the professional's depth of knowledge. It is recommended that you hire the right person. Most people build one home in their lifetime, it is better to get it right the first time considering the capital expenditure associated with it. Proper care must be taken to ensure that your dream home project is committed into the hands of a professional that will help you maximize a healthy balance of quality, standard, cost and time. www.cribpark.com Cribpark is Nigeria’s first online housing materials market place where you can buy cement, sand, granite, reinforcement, sanitary wares, fittings, furniture, and more. Gambrel – This roof is quite similar to the Mansard Roof. It is a Dutch inspired roof while the mansard is French inspired. The gambrel has vertical gable ends and the roof hangs over the facade of the home. It could be combined with other roof types to give a very elegant design.
Mansard Roof – This type of roof has four slopes, two on each side of the home. The lower slope is a steeper, more vertical slope than the upper slope. Usually the upper slope is not visible when viewing from the ground. You might be wondering why the roof seems to be an extra storey, well that is one of its benefits, it allows for having additional storage space at the top of the house. Not a common roof type in Nigeria, but for those who have lived in foreign countries and are used to this style, it is a style they will go with easily. Also it is found in some old colonial buildings in Yaba and Ikoyi in Lagos.
Bonnet Roof – This type of room is similar to the pyramid roof or hip roof. Except that the two of the sides just doesn’t slope down evenly but at an angle which allows it to cover a veranda or outdoor porch area.
Hip Roof – This roof is very similar to the pyramid roof. The difference is that instead of coming to a point at the top, the four sides meet at a ridge or a flat spot like we see here. This is architecturally more practical and reduces the height of the roof.
Pyramid Roof – As the name suggests, this is a type of roof that is shaped like a pyramid. This type of roof is usually used either on small portions, like this, or on small structures such as a garage, gateman house or generator house. A lot more roofs like the hip and bonnet roof are very similar to the pyramid roof.
Saltbox looks so interesting from the exterior. It is a neat design and very suitable for maisonettes and other house designs. It is an asymmetrical long pitched roof with one short side and one very long side. Often times, this result in a home that is one storey in height on one side of the building and two stories on the other side.
Cross Gabled Roof – There are many types of gabled roofs. It is very suitable in homes with extra wings so that each portion of the home has its own triangular gabled roof.
Skillion Roof – It has a single sloping roof surface. It is like a slightly inclined flat roof. It is more elaborate and brings more style. It is often used on just a portion of the home and would be suitable as a roof for a vacation house, boys’ quarters, and shop.
Flat Roof – This type of roof is one of the easiest to identify. It is very common and most times it is made of concrete. It’s easier to construct, safer if you’re going to stand on top of it and generally more accessible. You can also make use of the roof for events, a place to relax etc. However the flat requires more maintenance. There might be problems with moisture seepage, gathering of debris etc.
Arched Roof - The arched roof is mostly used in Nigeria on a portion of the home, but could be creatively used for a whole building as shown above. It looks contemporary and unusual; it adds a great aesthetic touch to the architecture of the house.
