Properties › Land Dispute: 10 Indicators Of A Land Under Dispute (part 2) by Iphyzi(op): 9:53pm On Mar 25, 2013
With this part 2, I intend to conclude on the possible indicators of land dispute so you know what to look out for in order not to lose your hard earned money when buying land. Enjoy it.

3. Negative report on vendor/agent
You must ensure the agent introducing the land to buy, your own agent helping you to source for what to buy and the vendor (that is, the principal who wants to sell his landed property) are credible.

There are a lot of fraudsters in this business as it is typical of any venture where people stand to make money and they will do anything to present themselves as experienced and credible.

Such people always fall into the trap of making so many claims. Start by noting those claims and discreetly verifying them independently.

Where you find any to be false, it should trigger an alarm on land dispute and you better be very careful if you still want to deal with the party involved in the false claim.

Purchasing land from dubious or fraudulent agents may lead to land dispute in future.

If the report on the agent is negative, my admonition is that you purchase your land from a credible source (individual or corporate). Doing otherwise could be costly to your dream of becoming a landlord.

For agents, you may want to stick to using professionals who are answerable to a professional body/association they must have signed up a code of ethics with. READ MORE HERE http://www.nigeriarealestatehub.com/land-dispute-2.html

Investment › Land Dispute: 10 Indicators Of A Land Under Dispute, Part 1 by Iphyzi(op): 2:24pm On Mar 25, 2013
Before you buy any land, take time to digest this article on the 10 possible indicators of land dispute before you proceed with your transaction.

Mainly because when it comes to landed transactions, it is buyers beware “Caveat Emptor”. The person who parts with money is usually the one that suffers the most.

This information will save you the pains of losing your hard earned money to fraudsters and the stress of trying to recover it, which is always difficult if not impossible to get back.

According to Steve Marr, “When a project appears to be failing, analyze the situation and assess the options available.”

In other words, leap and also learn from the failures of others, no matter the project you are involved in.

Here are 10 indicators of a land under dispute, at the end of the day you will be able to see or read beyond the line:

1. FAKE or NO LAND DOCUMENTS.
One of the factors leading to land dispute in Nigeria is the problem of fake or no land documents.

When we talk about obtaining fake documents to purchase a land, what actually comes to our mind are the activities of the popular omoniles, land speculators, fraudulent developers, touts and the likes.

These persons make their money from carrying out what obviously are criminal, illegal and therefore unacceptable activities using landed properties as the bait.

Sometimes also, the situation may be totally unintentional or out of ignorance of the vendor and/or agent. It is as deadly if it ends badly as the one started with intention to defraud.

The pepetrators could be individuals, corporate or even government officials. www.allafrica.com published an article recently, where the Federal Capital Territory accused both the Nigeria Prison Service and the Nigeria Security and Civil Defence Corps of their alleged involvement in the sale of land in Abuja, the Federal Capital Territory without following due and authorized process.

This may sound like tales from the fantasy Island, but the fact is, some government officials do collude with some dubious stakeholders in the real sector business to frustrate an aspiring investor on land.

So what is the way out of land dispute ? If you are really interested in obtaining genuine documents, do involve a lawyer or professional real estate firms to conduct discreet investigations on any land before you decided to buy.

Yes, it will cost you extra since you need to pay for their services.

But, let me be realistic with you, it is better to pay extra than getting yourself involved in land dispute by falling into the hands of fraudsters after paying fortunes to buy a land.

More so, any professional’s fee can be negotiated.

Avoid landed transactions that have no documents whatsoever on them except you are able to prove claims from your own reliable and independent source(s.

Most of the time if it’s a genuine land, the agent or land owner will most likely be willing to give you the Photostat copies of the documents, without pressure on payment.

This will save you from avoidable land dispute. READ THE REST HERE: http://www.nigeriarealestatehub.com/land-dispute.html

Properties › Cement Price In Nigeria Defies Laws Of Demand And Supply by Iphyzi(op): 4:41pm On Mar 22, 2013
In what could be described as one of the economic wonders of Nigeria, when there is glut, the price of cement either remains as it is or it goes up. Besides, the politics of pricing of the essential commodity seems to be proving a peculiar economic point in Nigeria: that whether you manufacture locally or you import, the prices can still be uniformly high.

It also does not matter what kind of intervention the Federal Government makes – or claims to make, the prices out there remain the way they want to be. This is apart from the fact that high-level politicking between companies producing the commodity and those importing it has not translated into succour for buyers. Indeed, many also have cause to suspect the FG whenever it announces a major policy on the issue. You hardly know on whose side it stands.

The plan by the Federal Government to increase tariff on imported bulk cement invokes the intrigues that have continued to trail the pricing of cement in the country. That is why the plan to increase the tariff on imported bulk cement, as announced on Monday by the Minister of Trade and Investment, Dr. Olusegun Aganga, may only further bring to fore the intrigues associated with cement regime and pricing in the country.

During a breakfast dialogue organised by the Nigerian Economic Summit Group, Aganga had said the FG was considering the imposition of a new tariff on imported bulk cement, following the influx of the commodity “which is said to have caused a glut in the market and is threatening local cement manufacturing.”

He said there was no basis for importing cement clinkers when Nigeria has a manufacturing capacity of about 28.6million metric tonnes of the product.

Between Ghana and Nigeria

Despite the ‘glut’, Nigerians have continued to buy cement at prices which observers consider exorbitant. Currently, a bag of 50kg of cement costs between N1,650 and N1,800. But in neighbouring Republic of Benin and Ghana, a bag of 50kg of cement sells for 4500CFA (N1,500) and GH¢15.295 (N1,150) respectively.Read more here... http://www.nigeriarealestatehub.com/cement-price-in-nigeria-defies-laws-of-demand-and-supply.html

Properties › Exclusive Interview With Real Estate Icon Prof. Olugbenga Timothy Nubi by Iphyzi(op):
NREH: We would like to congratulate you on your professorship. We know you run an NGO known as Ideal Habitat. Why did you start ideal habitat and what progress have you made so far?

PROF NUBI: The vision and inspiration to start ideal habitat is upon a deep reflection on the way we live our lives. As far back as 1992, 70% of Lagos state was made up of slums for example University of Lagos was surrounded by places like Iwaya, Ilaje, Makoko, Oworonshoki, Bariga ,Ketu, Agboyi, Owodo,Mile12 and these are big settlements in the waterfront of Lagos. All over the world the water fronts used to be a prime location, but unfortunately we mess up our own waterfront, we have slums dominating ours. So it’s a re-orientation that we can recreate our environment, we can regenerate it, we can redefine our lives, our people can live in a first world community, our people can live in an ideal habitat.

We can make our habitat ideal. If in 1977 Nigerians can build a festival town called Festac which was built in the early seventies, then we don’t really have an excuse for Bariga and Makoko that sprung up in the eighties. It is not as if we don’t have a working knowledge of town planning. Since we could come up with Festac and satellite town in the seventies then something really went wrong. It is out of that concern that ideal habitat was born. I drive through these slums every day. I presently have my church in the worst part of Oworonshoki and I see these terrible sights daily so it’s like I am in a human laboratory and I have the burden that the lives of these people can be better, they can live in an ideal habitat, they can clean the slums and make great things come out of it.

We have seen a lot of slums in many parts of the world become great cities today. So that’s actually the vision and inspiration behind Ideal Habitat, and it is scriptural, Isaiah 58v12 says “People among you would rebuild the waste places, they would be repairers of the breaches and streets to dwell in, and they will lay a new foundation.” So it is people amongst us not foreigners that will rebuild our waste places. So that’s the preoccupation of Ideal Habitat, which is regeneration. We work with the people to turn these slums into a beautiful environment. Properties › Rainfall: Lagos Urges Residents To Quit Flood-prone Areas by Iphyzi(op):
The Lagos State Ministry of the Environment has urged residents of flood-prone areas in the state to seek alternative accommodation as the rainy season approaches. The Commissioner for the Environment, Mr. Tunji Bello, made the call at a press briefing to announce the 2013 seasonal rainfall prediction and its socio-economic implication for the state on Friday. Read more here http:///13TeEgl

He said the rainfall for the state this year would be heavy with high intensity and heavy thunderstorms predicted to occur from June to October.

Bello said, “Like other coastal cities, Lagos is prone to flooding and the government will achieve more success in controlling the floods with the collaborative efforts of residents. For those who live in low-lying areas, there is little or nothing anyone can do.

“The most important decision will be to quit; there should be plans for relocation, especially for those who live in parts of Ikorodu, Ketu, Maryland and other flood-prone areas.”

Speaking on the prediction by the Nigerian Meteorological Agency, Bello said rainfall would commence in Lagos between the first and second week of March and end by December 17.

He said there would be a margin of error of three days as probable onset dates for this year’s rainy season and a margin of error of four days for the end, which would be between December 13 and 21.
Lagos is expected to experience a rainy season of between 249 and 275 days with intermittent stoppages in August, according to the commissioner.

“This prediction is further confirmed with the rains, which have come in torrents on Friday and Saturday, March 1 and 2, 2013, as well as Monday 4, respectively. Lagos is expected to record rain intensity of 1722mm with marginal error of between 21 and 179mm,” he said.

Bello appealed to residents to desist from acts that could lead to flooding such as indiscriminate dumping of refuse in canals and drains.

He said silted drains around homes should be evacuated and illegal building of structures on drainage alignments, road setbacks and verges should be avoided.

The commissioner also advised residents not to panic whenever it rained as the ministry had put measures in place to control flooding whenever it occurred and reduce its occurrences to the barest minimum.

He said, “I wish to appeal to our people to complement the state government’s efforts through regular clearing of drains in their frontages to facilitate the free flow of storm water, as well as desist from dumping solid waste into canals.

“We implore our Community Development Associations and resident associations to take advantage of the presence of our engineers in their localities to effectively relate with them in order to attend to flood-related challenges across the state.”
